Director of Maintenance

Responsibilities

• Covers compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
• Guides regulatory compliance program and coordinates with contractors and vendors to ensure timely completion of tasks.
• Makes regular inspections of life safety systems that are not outsourced.
• Oversees necessary repairs and maintenance in rooms and common areas, ensuring readiness for new admissions.
• Maintains the outside of the property, including landscaping, snow removal, and garbage/trash removal.
• Coordinates with vendors for inventory control and ordering of supplies.
• Maintains required documentation for regulatory compliance.
• Assesses plumbing and electrical problems and determines appropriate actions.
• Ensures timely repairs and responds to emergencies.
• Reviews safety data sheets (SDS) and takes necessary precautions.
• Manages the online preventive maintenance and compliance program.
• Directs maintenance and operations of various facility systems to ensure uninterrupted service.
• Assists with departmental budgeting and cost estimation for repair projects.
• Hires and trains maintenance staff.
• Maintains department schedule for adequate staffing.
• Performs yearly written evaluations of all department employees.
• Moves furniture, equipment, etc. as needed.
• Ensures a safe environment for the facility and its residents.

Qualifications

• Education and Experience: Supervisory positions in Maintenance and/or Environmental Services, extensive knowledge of building systems (plumbing, electrical, HVAC), and strong management skills.
• Skills: Proficiency with Microsoft Office Suite or similar software, understanding of OSHA and EPA regulations pertinent to facility operation and maintenance in nursing care facilities.
