Director of Maintenance

Summary/Objective

The Director of Maintenance plays a critical role in maintaining all physical plant assets on the property, ensuring compliance with regulations, and managing the day-to-day operations of the maintenance department.

Essential Functions

• Responsible for all service and repair tasks as assigned.
• Operates the maintenance department in a safe manner by ensuring compliance with Federal, State, and local regulations and following established policies and procedures.
• Ensures the physical building meets all safety and building codes.
• Schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.
• Assists in emergency situations related to the physical plant and acts as the facility’s safety officer.
• Ensures that regular equipment and systems maintenance schedules are monitored and followed at all times.
• Works with department heads to ensure routine maintenance in Resident care areas does not interfere with the care or safety of Residents.
• Responsible for operating the Maintenance Department within budgetary guidelines and limitations.
• Completes annual performance reviews of all subordinate staff.
• Provides guidance and education to staff in regards to their performance.
• Responsible for training and educating staff members.
• Maintains the comfort, privacy and dignity of Residents and interacts with them in a manner that displays warmth, respect and promotes a caring environment.
• Communicates and interacts effectively and tactfully with Residents, visitors, families, peers, and supervisors.

Required Education And Experience

• A high school diploma or equivalent.
• 3 years’ experience working in a building maintenance capacity.

Preferred Education And Experience

• An associates degree in construction technology or similar field.
• 5 years’ experience in a facilities maintenance role.
