About the role
Easterseals NH is seeking a Director of Property Maintenance to lead all aspects of maintenance operations and management for agency-owned and leased properties.
Responsibilities
- Maintain all owned and leased properties ensuring they are safe, clean, and work is completed at a high standard.
- Oversee maintenance operations, including supervision of a team of 45+ staff.
- Manage and assign service requests and work orders to ensure timely completion of tasks.
- Collaborate with SVP of Property & Housing Development on renovations, major moves, and acquisitions.
- Oversee vendor RFP process, contract negotiations, and preventative maintenance and annual inspections.
- Hire and train maintenance managers and department staff.
- Design and maintain an online asset database for tracking equipment.
- Oversee annual capital needs assessments and emergency maintenance situations.
- Conduct semi-annual facilities inspections and audits.
- Develop and maintain relationships with property owners and managers.
- Resolve disputes and meet expectations of programs in facilities.
- Ensure compliance with local building and safety codes.
- Implement and maintain systems for inventory and budget management.
- Oversee security implementation, training, and crisis management communication.
- Participate in safety committees and develop plans for natural disasters and emergencies.
- Follow up on incident reporting and the Incident Review Process.
- Work collaboratively with other departments to build communication and maximize resources.
Qualifications
- Bachelor's degree or technical/trade certificate/diploma preferred
- Ten (10) years of leadership experience within Facility Management and Multi-Family property maintenance
- Supervision of a total staff of 45+ employees
- Thorough understanding of maintenance best practices, safety compliance, HVAC, electrical, and mechanical systems
- Thorough understanding of inventory control and technology in managing maintenance functions
- Workplace safety experience and knowledge of fair housing laws
- Valid driver’s license and reliable transportation
Skills
- General knowledge of local building and safety codes
- Ability to learn new facilities and property management software
- Ability to quickly identify and resolve issues

Pay
Compensation is based on experience and education.
Schedule
