Responsibilities
- Lead, develop and supervise direct reports, ensuring adequate level of cross-training are maintained
- Develop policies, plans and procedures for the effective operations of the Maintenance & Security Departments
- Oversee and manage either directly or through subordinates, all janitorial, internal and third-party construction, including all trades work and HVAC operations
- Communicate regularly with the Executive Vice President of Operations and other internal management to determine long term goals, resource planning, preventative maintenance, operational expectations and best practices
- Generate, negotiate, as needed, execute and manage contracts with external vendors, appropriately following company procurement policies and procedures
- Utilize their industry knowledge to ensure there are ample sub-contractors available to provide competitive pricing
- Show fiscal responsibility for all expenses related to maintenance operations and utilities
- Ensure compliance with appropriate safety and sanitation, OSHA, and regulatory standards and provides regular training to staff
- Plan ahead and problem solve; have the critical thinking and planning capacity to identify maintenance issues and initiatives, to prioritize, and to execute action plans that address such issues and initiatives routinely, quickly and efficiently
Qualifications
- Minimum of 5 years of facilities/maintenance management, construction or related field with progressive supervisory experience of staff
- Strong leadership skills with the ability to motivate and manage a team effectively
- Demonstrated ability to lead by example and inspire collaboration and team spirit
- Strong experience with project management methodologies, tools, and techniques
- Experience with managing tenant fit-ups, and capital construction projects within commercial facilities
- Hands on Experience with carpentry, painting, electrical, plumbing and general construction and demonstrated understanding of building systems such as HVAC, Sprinklers, Fire Alarms, Electrical and Plumbing
- Intermediate to advanced knowledge of machinery, equipment and tools, including their design, use, repair and maintenance
- Proactive and thoughtful problem solver that address issues effectively and timely
- Ambitious and strategic mindset with a demonstrated track record of effectively tackling all relevant areas of responsibility
- Excellent communicator with ability to convey complex information in lay terms and at all levels
- Demonstrated track record of effectively managing relationships with internal and external parties
- Excellent computer literacy with Proficiency in, Microsoft Office (Windows, Outlook, Excel) with the ability to learn new applications, including technology related to planning/facilities project management
- Bilingual in both English and Spanish, preferred, but not required
