Build the Maintenance Organization of the Future

Arboreal Management is one of the fastest-growing affordable housing developers and property management companies in the Pacific Northwest. Our mission is simple: provide below-market rents for residents while delivering above-market returns for investors. Over the past four years, we have approximately doubled in size each year. Today we manage more than 8,000 apartment homes across Seattle, Tacoma, and Portland and employ more than 230 team members across the United States and the Philippines.

Opportunity

This role is not about personally fixing work orders. It is about building and leading an organization. You will oversee approximately 40 maintenance technicians and supervisors and 30 cleaning staff across multiple markets. You will be responsible for creating the systems, accountability, training, and operational discipline necessary to deliver excellent resident service at scale. You will also work closely with company leadership as we develop AI-powered maintenance operations, predictive maintenance systems, automated inspections, IoT monitoring, and other next-generation tools.

What You'll Do

  • Lead Maintenance Operations:
    • Oversee maintenance and cleaning operations across a growing portfolio
    • Develop supervisors and future maintenance leaders
    • Create clear expectations, accountability, and performance standards
    • Improve response times, resident satisfaction, and work quality
    • Manage vendor relationships and maintenance programs
  • Build Systems and Standards:
    • Develop maintenance SOPs and best practices
    • Create inspection programs and quality assurance processes
    • Implement maintenance scorecards and KPIs
    • Ensure compliance with life-safety, regulatory, and preventative maintenance requirements
    • Drive consistency across all properties and markets
  • Training and Workforce Development:
    • Create onboarding and training programs
    • Establish career paths and skills development plans
    • Improve technician productivity and effectiveness
    • Build a culture of professionalism, ownership, and continuous improvement
  • Own Emergency Response and On-Call Operations:
    • Design and manage sustainable on-call programs
    • Improve emergency response procedures
    • Establish escalation standards and accountability
    • Ensure residents receive reliable service after hours
  • Drive Innovation:
    • Partner with leadership to evaluate and implement:
    • - AI-powered maintenance workflows
    • - Predictive maintenance programs
    • - Building monitoring and sensor systems
    • - Automated inspections
    • - Maintenance analytics and dashboards
    • - Workforce productivity tools
    • - New operating technologies

Qualifications

  • Experience: 7+ years of maintenance, facilities, or field operations leadership experience
  • Team Management: Experience leading large teams through supervisors and managers
  • Systems Understanding: Strong understanding of maintenance operations and building systems
  • Improvement Skills: Track record of improving processes, accountability, and performance
  • Communication: Excellent organizational and communication skills
  • Technology Comfort: Comfortable using technology and data to drive decisions

You may come from multifamily housing, hospitality, healthcare facilities, military facilities operations, commercial real estate, or another large-scale field operations environment. Most importantly, you are someone who enjoys building organizations and solving operational problems.
