Director of Leasing

About the role

The Commercial Team at Fluidstack is responsible for securing multi-GW data center capacity for frontier AI workloads. This includes leading the leasing strategy and execution to secure data center space and power at scale.

Responsibilities

• Develop and execute the leasing strategy: deal structures and a repeatable process to secure data center space and power at scale.

• Own end-to-end lease transactions, leading negotiations and driving deals from LOI through definitive agreements and handoff to delivery and operations.

• Structure and negotiate commercial terms, balancing rent economics, expansion rights, delivery schedules, fit-out responsibilities, power availability, and performance obligations.

• Partner with site selection, power diligence, development, finance, and legal to translate infrastructure needs (power density, redundancy, security, networking) into lease requirements.

• Build a multi-GW pipeline and ensure each lease meets Fluidstack's technical standards, delivery timelines, and customer commitments.

Requirements

You've led leasing or real estate transactions at scale, ideally data center, industrial, or large commercial. You've sourced, negotiated, and closed complex leases against technical and delivery requirements. You structure commercial terms across rent, expansion, delivery, fit-out, power, and performance obligations. You partner with technical teams to turn infrastructure needs into lease terms. You build and manage a multi-GW pipeline in a fast-moving environment.

Qualifications

• Data center or mission-critical leasing experience.
• Hyperscale capacity deals.
• Power and site diligence fluency.
• Global portfolio experience.

Skills

• Strong negotiation and deal structuring skills.
• Experience with commercial real estate and data center leasing.
• Ability to manage multiple projects simultaneously.
• Technical understanding of data center infrastructure and power requirements.

Benefits

Competitive total compensation package (salary + equity), including retirement or pension plan, health, dental, and vision insurance, and generous PTO policy. The base salary range for this position is $350,000 - $500,000 per year, depending on experience, skills, qualifications, and location. Fluidstack is an Equal Employment Opportunity Employer.
