About the Role
JPI has an exciting opportunity for a Director, Leasing to join our Investment Ownership team located in Dallas, TX. The Director, Leasing will lead all leasing strategy, lease-up execution, centralized leasing operations, and resident acquisition efforts for the internalized property management platform. This role will focus on maximizing occupancy, driving leasing velocity, improving conversion metrics, and developing scalable leasing processes.
Responsibilities
The Director, Leasing will be responsible for:
- Developing and executing a property-by-property leasing plan, including pre-leasing strategies, property marketing, lease up during construction and stabilized leasing
- Creating weekly leasing goals, pricing strategies, and conversion benchmarks for each property
- Monitoring market conditions, competitive positioning, and leasing performance
- Partnering with asset management to optimize revenue and occupancy
- Building a centralized leasing team and creating leasing processes and workflows for the centralized and onsite leasing team
- Developing leasing SOPs, training programs, quality standards, and KPIs by leasing specialist
- Establishing lead management and follow-up protocols
- Implementing centralized leasing systems and reporting
- Recruiting and managing centralized leasing professionals and onsite lease-up teams
- Training onsite staff on leasing standards, customer service, and conversion practices
- Creating accountability metrics, KPIs and performance tracking
- Conducting regular team meetings, 1-on-1 coaching sessions, and annual performance reviews to mentor, develop, and manage team members effectively
- Coordinating with HR team to ensure compliance with HR policies and procedures and provide conflict resolutions as needed
- Partnering with marketing leadership on campaigns, branding, and digital strategy
- Monitoring leasing funnel analytics and traffic conversion to ensure optimum leasing team performance
- Coordinating lease-up campaigns for new developments
- Tracking leasing KPIs including traffic, conversion, occupancy, retention, concessions and pricing
- Working with technology team to prepare daily, weekly, and monthly property-level reporting
- Preparing leasing reports by leasing specialists that include time to follow up, inquiry to tour, and tour to lease conversion rates
- Preparing executive reporting and market analysis
- Using approved enterprise AI tools to draft, summarize, analyze, and accelerate everyday work
Requirements
The ideal candidate will have:
- 10+ years of multifamily leasing leadership experience
- Strong understanding of lease-ups, stabilized leasing, centralized leasing, and resident acquisition
- Knowledge of multifamily property management operations, respective markets, and industry trends
- Experience leading a centralized leasing team and leasing teams across multiple assets
- Strong analytical and communication skills
- Experience with CRM and PMS systems
- Familiarity with revenue management tools and digital marketing analytics
- Experience with internalization of leasing and operational transitions
- Experience with institutional Class A multifamily portfolios
- Experience building leasing infrastructure from the ground up
- Familiarity with Yardi, RealPage, Entrata, Salesforce, or similar platforms
