Role & Responsibilities
- Execute leasing strategies for an assigned portfolio of office assets to maximize occupancy, revenue, and long-term asset value
- Lead new lease, renewal, expansion, contraction, relocation, and early renewal transactions from initial prospecting through lease execution
- Conduct property tours, prepare proposals, negotiate business terms, and coordinate lease documentation
- Maintain an active leasing pipeline and proactively identify new business opportunities
- Monitor market trends, competitive properties, and tenant activity to identify opportunities and inform leasing recommendations
- Assist in developing annual leasing plans, forecasts, and business objectives for assigned assets
Transaction Management
- Lead negotiations with prospective tenants and brokerage firms while balancing tenant objectives with ownership goals
- Coordinate with Legal, Construction, Finance, and Property Management to facilitate timely execution of lease transactions
- Prepare financial analyses, lease comparisons, transaction summaries, and internal approval materials
- Ensure leasing transactions are accurately documented and comply with Brookfield's approval processes
Broker & Tenant Relationships
- Develop and maintain strong relationships with brokers, tenants, tenant representatives, and other market participants throughout New York City
- Identify prospective tenants and cultivate new leasing opportunities through active business development
- Participate in industry organizations, networking events, and market activities that enhance Brookfield's visibility
- Deliver a best-in-class leasing experience for prospective and existing tenants
Cross-Functional Collaboration
- Partner with Asset Management, Property Management, Marketing, Development, Design & Construction, Finance, and Legal to support leasing initiatives
- Contribute market intelligence to repositioning projects, capital improvement initiatives, speculative suite programs, and marketing campaigns
- Support acquisition and redevelopment initiatives by providing leasing and market expertise
Your Qualifications
- Bachelor's degree required
- 4+ years of commercial office leasing experience with experience representing institutional office owners in New York City
- Demonstrated success negotiating office lease transactions with corporate tenants and brokerage firms
- Network of established relationships within the New York commercial real estate community, including brokers, tenants, and industry professionals
- Strong understanding of the Manhattan office leasing market and competitive landscape
- Exceptional communication, presentation, and relationship management skills
- Excellent financial, analytical, and strategic planning capabilities
- Ability to influence cross-functional teams and lead through collaboration
- Strong business judgment with the ability to balance short-term leasing objectives and long-term asset value creation
Compensation & Benefits
- Salary Type: Exempt
- Pay Frequency: Bi-weekly
- Annual Base Salary Range: $150,000 – $175,000
