Director Facilities Management
This position is incentive eligible. Salary estimate: $96,137.60 - $153,816.00 per year. Factors such as specific skills, years of experience, and comparison to other employees in this role may determine your actual salary. The typical candidate is hired below the midpoint of the range.
About the Role
The Director of Facility Management should demonstrate strong oral and written communication, problem-solving, leadership, and organizational skills. This role requires building science technical education, knowledge, and experience. The Director must be driven to meet deadlines, capable of working with little or no supervision, and have an eye for detail. Essential skills include setting schedules, creating and maintaining budgets, and exercising time management. Strong interpersonal skills and the ability to work with diverse individuals, from maintenance technicians to senior executives, are crucial.
Responsibilities
- Arrange maintenance schedules and projects, orchestrate personnel and contractors to complete building repairs and renovations.
- Maintain inventory of infrastructure assets, maintenance tools, and supplies using HCA Healthcare technology platforms.
- Ensure compliance with federal and state regulatory code standards to maintain the highest level of safety.
- Mentor, train, and develop Assistant Directors of Facility Management and/or Managers as part of HCA Healthcare’s succession planning program.
Leadership
- Strategic planning for facility management to support the overall mission of HCA Healthcare.
- Execution of strategic plans, routine maintenance programs, and special initiatives.
- Team development by instilling trust, delegating responsibilities, and motivating individuals.
- Effective communication and collaboration with diverse teams, from technicians to corporate executives.
Facility Maintenance & Operations
- Oversee daily operations of the facility management department, including budget management.
- Provide education, training, and team-building opportunities; conduct annual performance evaluations.
- Manage hiring/dismissal of direct reports and staff workload, scheduling, and assignment of work orders.
- Establish work permitting and policy standards for compliance with federal and state work-safety guidelines (e.g., OSHA).
- Create RFPs, review bids, select and evaluate third-party vendors for contracted work.
- Operate the facility in an effective and energy-efficient manner.
- Execute corporate succession plans, identify talent, and create internal growth opportunities.
Regulatory Compliance
- Maintain documentation for compliance with regulatory bodies using HCA Healthcare Engineering technology platforms.
- Oversee life safety systems maintenance, testing, and inspection.
- Conduct and evaluate emergency preparedness drills.
- Create and maintain hospital policies and emergency management plans.
- Ensure Life Safety plans are accurate and up-to-date.
- Implement risk mitigation strategies such as ILSM and ICRA.
Project Management
- Execute construction and renovation projects with minimal impact to facility operations.
- Review drawings, submittals, timelines, and budgets.
- Serve as liaison between hospital maintenance team, architect, engineer, and contractor.
- Manage risk associated with construction in a functioning healthcare environment.
- Monitor budgets, schedules, and pay applications; take corrective action as needed.
- Verify compliance with federal and state regulations and HCA Healthcare Engineering MEP guidelines.
Security/Safety (Optional)
- Manage physical safety and security risks for the hospital campus and occupants.
- Oversee staff workload, scheduling, and location assignments.
- Plan, evaluate, and implement training initiatives for security staff.
- Create/update AHJ-compliant Safety Management plans annually and conduct emergency drills.
- Manage deployment of security equipment to mitigate risks.
- Implement and monitor policies, procedures, and programs for protection and safety.
Requirements
Education & Experience
- Option 1:
- Bachelor’s degree in an engineering-related field.
- 5 years of facility management experience in an acute care setting, with at least 3 years in a director role.
- Master’s degree, PE, CHFM, or CHE certification is a plus.
- Option 2:
- Associate’s degree in an engineering-related field.
- 7 years of facility management experience in an acute care setting, with at least 5 years in a director role.
- CHFM certification or obtain within 3 years.
- Option 3:
- High School diploma or GED.
- 10 years of facility management experience in an acute care setting, all in a director role.
- CHFM certification or obtain within 3 years.
Knowledge, Skills, Abilities, Behaviors
- Regulatory Compliance: Extensive knowledge of Joint Commission, CMS, OSHA, and other federal/state regulatory standards.
- HVAC Systems: Working knowledge of centrifugal chiller plants, central air handler systems, and associated components.
- Steam Systems: Working knowledge of steam and hot water systems typically found in acute care facilities.
- Electrical Systems: Working knowledge of normal and emergency power systems, including generators, automatic transfer switches, and switchgear.
- Project Management: Ability to plan, schedule, budget, and execute capital reinvestment and expansion projects.
