Development Manager - Denver, CO

About the role

Reporting to the Vice President of Development, the Development Manager will support the successful execution of industrial and logistics developments across the full project lifecycle. You will work closely with internal stakeholders, consultants, contractors, and municipal authorities to ensure projects are delivered on time, within budget, and to the highest standards.

Responsibilities

• Identify, evaluate, and support the acquisition of strategic development land opportunities.
• Manage due diligence activities including surveys, environmental assessments, geotechnical investigations, zoning reviews, and entitlement processes.
• Oversee external consultants throughout planning, design, and pre-construction phases.
• Develop and maintain project budgets, schedules, and development underwriting models.
• Support leasing and business development initiatives through site planning, project feasibility, and proposal preparation.
• Lead contractor procurement processes and assist with contract negotiations.
• Monitor project performance, mitigate development risks, and report on cost, schedule, and quality metrics through construction delivery.

Requirements

• Bachelor's degree in Engineering, Architecture, Construction Management, Finance, Real Estate, or a related discipline.
• Minimum 5 years of experience in commercial real estate development.
• Experience delivering industrial, logistics, e-commerce, distribution, or data centre projects is highly desirable.
• Strong understanding of land acquisition, entitlement, municipal approvals, and development processes.
• Ability to interpret construction drawings, development budgets, and financial models.
• Proven experience managing multiple projects simultaneously in a fast-paced environment.
• Excellent communication, stakeholder management, and negotiation skills.
• Demonstrated ability to identify and proactively manage development risk.
• Strong commercial acumen with a solutions-focused approach.
