Critical Facility Manager

About the role

The Critical Facility Manager is responsible for ensuring that all electrical, mechanical, and fire/life safety equipment within the data center operate at peak efficiency. This involves both planned preventative maintenance of equipment, daily corrective work, and emergency response to emergent issues. The Critical Facility Manager serves as an expert technical resource reporting to the Regional Director and interacting with onsite Critical Facility Engineers (CFEs) and any third-party vendors. They are expected to be a singular focal point for all facility operations within a given data center.

Responsibilities

• Command a critical Infrastructure Subject Matter Expert (SME) presence.
• Regularly display command and control of the critical facility operations.
• Fully embrace Salute’s Critical Facility Program Methodology and the self-performance philosophy.
• Continually demonstrate leadership leading Data Center Engineers, Data Center Technicians, and suppliers in achieving a Culture of Excellence.
• Lead by example and actively participate in on-going professional development while promoting the same level of engagement among the Data Center Operations Team.
• Provide direct, on-site coordination, supervision, and project management support for critical facility operations of a data center environment.
• Accept direct accountability for the management and operations, preventative maintenance implementation, and lifecycle management of critical assets associated with a data center environment.
• Implement Salute Data Center Operations and secure 100% site adoption by all Data Center Technicians and suppliers.
• Track Critical Facility metrics and KPIs and deliver them to the Site Director; report anomalies or discrepancies immediately.
• Manage preventative maintenance schedules, corrective maintenance actions, and break-fix incident response for all critical facility-related systems.
• Identify critical spare parts inventory needs and track on-hand supply and usage deployment using the CMMS Platform.
• Participate in regular updates and an annual refresh of Playbook standard processes and best practices.
• Coordinate suppliers when required and ensure compliance with the Salute Data Center Operations Playbook to align with approved processes and industry best practices.
• Accountable for operating and protecting the client’s/tenant’s critical load, delivering 100% uptime while ensuring 100% client satisfaction.
• Create, publish, and maintain Method of Procedures (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs) in the Critical Works™ (CMMS) Platform.
• Develop, publish, and maintain Critical Facility Work Rules, refreshing annually, and ensure compliance by Data Center Engineers, Technicians, and Suppliers.
• Ensure safety compliance of all processes, systems, preventative measures, and adherence by site personnel and suppliers to Salute Environmental Health and Safety Policies.
• Develop and implement an equipment Life Cycle Replacement Strategy using the CMMS Platform.
• Manage on-site vendor performance and ensure vendors adhere to The Playbook, Critical Facility Work Rules, and all EH&S Policies.
• Manage multiple complex projects simultaneously.
• Estimate cost of client installations.
• Analyze and interpret complex project documents such as AutoCAD and Visio.
• Propose solutions with limited information.
• Interpret instructions furnished in written, oral, diagram, or schedule form.
• Perform or oversee periodic audits of maintenance MOPs, equipment SOPs, and Emergency Operator Procedures (EOPs) to ensure quality and conformance with company standards.
• Perform periodic audits of site Change Management activity to ensure accuracy of information and quality of supporting documentation.
• Collect and report operating metrics for sites to track and monitor site performance and efficiency.
• Coordinate major activities among sites and track major outstanding issues to resolution.
• Provide input for and drive the development of client improvement solutions, including accurate descriptions, savings potential, and cost estimates.
• Develop operating standards, processes, procedures, rules, and regulations.
• Review drawings and perform site surveys to identify mechanical, electrical, and control systems and facility operational characteristics.
• Manage relationships with customers, property management, internal teams, and external stakeholders.

Requirements

• A minimum of 5+ years of directly related experience in the operation, installation, and maintenance of data center critical equipment, building systems with in-depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.
• High school diploma or general education degree (GED) and two+ years’ experience in electrical systems, refrigeration, and/or HVAC. Or equivalent combination of education and experience.
• Knowledge of the electrical and mechanical systems used in a data center environment, including: Feeders, Transformers, Generators, Switchgear, UPS systems, ATS/STS units, PDU/PMM units, Chillers, Air handling units, and CRAC units.
• Good observation skills and problem-solving ability.

• Ability to differentiate between color-coded warning signs, labels, and cables.
• Ability to work in environments with a wide variety of temperatures inside a facility.
• Ability to work outdoors in various weather conditions, including extreme temperatures, rain, or snow.
• Capability to work in environments with elevated noise levels while wearing hearing protection.
• Possession of a valid driver’s license for work-related travel, as required.

Pay

The base salary range for this role reflects a good-faith estimate of what we reasonably expect to pay upon hire, based on factors such as skills, experience, education, and market/location. Final compensation will be determined by job-related factors consistent with applicable law.
