Job Duties/Responsibilities

  • Safety
    • Coaching and adherence of safety program
    • Support weekly all-hands safety meeting
    • Exemplify management leadership and passion for Life Time safety program
  • Quality
    • Enhanced ability to resolve quality issues
    • Publish Lessons Learned and Technical Bulletins
  • Cost Control
    • Train and mentor PM team with financial management
    • Support forecasting costs and strategizing solutions
    • Coordinate and collaborate with all Life Time construction teams for best practices and lessons learned
    • Compile the GC & GR budget for the project
    • Set project markups at the beginning of the project
  • Scheduling & Site Management
    • Train and mentor PM team with scheduling
    • Accountable for PM & Field team working together to mitigate schedule risks
    • Coordinate and collaborate with all Life Time construction teams for best practices and lessons learned
  • Document Control
    • Greater understanding of appropriate agreements
    • Filling out and completing Owner Contract Review Checklist
    • Negotiating Owner contracts and identifying risk issues
  • Leadership & Teamwork
    • Achieve adaptability to quickly react to changes in the project and adjust the project plan
    • Aid in promoting employee retention and attracting new talent
    • Lead project team through challenging situations, difficult external personalities, financial hardships, schedule challenges, etc.
    • Develop and oversee on-the-job training program for all team members and job titles
    • Participate in Company initiative committees
  • Communication
    • Excellence in written and verbal communication
    • Excellence in listening
    • Mentor staff in executing meeting minutes and ensure both the field and office are "on the same page"
    • Communicate clearly with Operations group during project construction
  • Preconstruction
    • Enhanced participation in Life Time preconstruction activities
    • Deep understanding of subcontractor prequal process
    • Lead constructability reviews and VE efforts
    • Complete a full project risk assessment and build risk-mitigating measures into the procurement strategy, and present as part of project kick-off meeting
    • Negotiate with known trade partners based on relationships formed on past projects
    • Lead the assembly and presentation of a project GMP
    • Teach PE/PM involvement in preconstruction to subordinates

    Minimum Required Qualifications

    • Extensive project experience
    • Extensive on-site job experience (in the field)
    • People management, delegation experience
    • Basic understanding of construction law and generally accepted business practices

    Education

    • Bachelor's Degree in Construction Management or related field preferred
