About the Role

The Community Sales Manager must believe in, practice, and initiate all Green Brick Partners values set forth in the acronym HOME: Honest, Objective, Mature, and Efficient. This role focuses on selling new homes for profit while providing excellent service to prospects and customers.

Responsibilities

  • Commitment:
    • Devote full time to promoting home sales within the company.
    • Maintain a professional appearance and represent the company at all times, including on social media.
  • Traffic and Sales Generation:
    • Maintain a sales performance level of at least 2 net sales per month (3/month for a 1-person sales office) each quarter.
    • Know the competition thoroughly and articulate your business strategy effectively.
    • Achieve a greater than 90% Green Brick Mortgage capture rate.
    • Maintain a loss-to-sales ratio of less than 30%.
    • Self-generate 20% of sales traffic to the models.
    • Maintain an effective sign campaign, including billboards, temporary road signs, and small permanent signs (checked weekly).
    • Contribute to advertising decisions as required by the sales manager.
    • Follow up on all internet and phone leads with 1 personal call and 2 email follow-ups.
    • Complete a weekly traffic report and enter all prospects and Realtor registrations into the LASSO database.
    • Follow up with each buyer using the LASSO system.
    • Promote the company and products by contacting professional companies and Realtors in the area.
    • List and maintain accurate homes in the MLS according to company guidelines.
  • Paperwork/Organizational Skills:
    • Submit contracts and required forms with complete and correct information promptly.
    • Post all buyer and prospect information in the company-designated database (LASSO).
    • Report changes in revised contracts (e.g., loan amounts, lot/block changes, colors) immediately to the sales manager and community construction manager.
    • Check the status of all loans with the Mortgage Company and buyer, updating the Sales Coordinator as needed.
    • Submit sales cancellations, spec sale contracts, and time-sensitive signed selection sheets to the corporate office within 24 hours.
  • Customer Service:
    • Initiate weekly follow-up calls, handle email/phone follow-ups, and conduct post-closing visits.
    • Schedule closing times with the Mortgage Company, Title Company, and customer, keeping the corporate office informed.
    • Manage all loans, customer problems, complaints, walk-throughs, and closing procedures for customers in your area.
    • Coordinate in-house walk-throughs prior to scheduled dates.
    • Ensure buyers close on or before the contract date or when their home is ready.
  • Model Home and Community Maintenance:
    • Ensure model homes are open during established business hours.
    • Maintain the professional appearance of model homes, including grounds, interior cleanliness, and signage.
    • Keep a sufficient number of closing packets in the sales office and present them properly to new homeowners after closing.
    • Maintain an inventory of approved sales office supplies (e.g., contracts, file folders, pens).
    • Regularly inspect houses under construction and report discrepancies to the Corporate Construction Manager.
    • Ensure the appearance and security of all finished/unoccupied homes in the community.
  • Learning and Development:
    • Attend and fully participate in periodic or ongoing training as directed by the sales manager.
  • Competition Studies:
    • Compile accurate quarterly market study information on competitors, including pricing, home sizes, and special features/financing.
    • Make recommendations for product line changes based on documented customer needs.
  • Safety Compliance:
    • Follow all safety rules established by the company.
  • Supervision of Others:
    • Provide mentoring and coaching to sales assistants in the community.
  • Authority/Budget/Decision Making:
    • Use discretion in negotiating contract agreements and making community advertising decisions.
    • Schedule Realtor visits and promotional presentations off-site.

Qualifications

  • Bachelor’s Degree preferred.
  • New home sales experience preferred; mortgage and construction experience is a plus.

Physical Requirements

  • Ability to stand and walk for 4 hours straight or up to a full 8-hour day.
  • Ability to sit for extended periods, kneel, bend at the waist, walk up/down stairs, and navigate unlevel terrain.
  • Use hands to finger, handle, or feel; reach with hands and arms; talk and hear.
  • Lift and/or move up to 25 pounds.
  • Specific vision abilities required: close vision, distance vision, color vision, and peripheral vision.

Location

Assigned community location, which may change at any time. Weekend hours required.
