Community Sales Manager - Trophy Signature Homes

Responsibilities

  • Commitment: Devote entire time to promoting home sales within the COMPANY.
  • Trophy Signature Homes Traffic and Sales Generation: Maintain sales performance level as set by the sales manager.
  • Competition Study: Know your competition and be able to articulate your business.
  • Mortgage Capture Rate: Achieve greater than 90% Green Brick Mortgage capture rate.
  • Loss to Sales Ratio: Maintain a loss to sales ratio of less than 30%.
  • Self-generated Traffic: Generate 20% of sales traffic to the models.
  • Advertising: Input and make decisions for advertising as required by the sales manager.
  • Follow-Up: Follow up all community internet and phone leads, fill out weekly traffic reports, and enter all prospects and Realtor registrations into the company database.
  • Salesperson Duties: Promote COMPANY and products by sending mailings and calling on professional companies and Realtors; list and maintain accuracy of homes in the MLS; turn contracts and forms in with complete and correct information; update the status of all loans in progress; and coordinate in-house walk-throughs.
  • Customer Service: Initiate weekly follow up calls, handle e-mail and phone follow up, and post-closing visits; schedule closing times with the Mortgage Company, Title Company, and Customer; and coordinate all in-house walk-throughs.
  • Model Home and Community Maintenance: Make sure model homes are open during business hours; maintain professional appearance of model homes; keep inventory of supplies; regularly check houses under construction; and keep an inventory of closing packets.
  • Training and Market Studies: Attend and fully participate in training engagements; compile an accurate market study information on a quarterly basis; and make recommendations on changes needed in the product line.

Qualifications

  • Authority/Decision Making: Must use discretion in negotiating contract agreements and making community advertising decisions.
  • Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear; lift and/or move up to 25 pounds; and have specific vision abilities including close vision, distance vision, color vision, and peripheral vision.
  • Supervision of Others: Provides mentoring and coaching to sales assistants in their community.
  • Education and Experience: Bachelor’s Degree preferred; New home sales experience preferred, mortgage and construction experience is a plus.
