Responsibilities

  • Screen, hire, orient, and train new personnel using successful techniques and company directives
  • Provide support to staff to encourage teamwork and lead by example
  • Handle all administrative processes involving personnel (performance evaluations, salary reviews, time sheets, change of status forms, etc.)
  • Determine transitions and promotions for on-site personnel
  • File reports regarding any work-related injuries
  • Maintain accurate records of all community transactions (rent rolls, delinquency reports, move-ins/move-outs, accounts payable, etc.)
  • Prepare annual budgets and income projections
  • Ensure timely collection, posting, and deposit of rents and late fees/check charges
  • Review, code, and approve invoices for payments and make daily bank deposits
  • Ensure the property is rented to fullest capacity using marketing strategies
  • Oversee Assistant Community Manager and Leasing Agent associates’ use of policies and procedures
  • Ensure leasing practices conform to federal, state, and local law
  • Obtain credit and criminal reports for all prospective residents and verify income and prior rental history
  • Prepare, process, and sign all leases and related forms
  • Collect rents and late charges, handle delinquent accounts, and pursue lease renewals
  • Supervise leasing employees and ensure good closing techniques
  • Handle evictions and landlord liens
  • Maintain all resident files (move-in sheets, move-out notices, security dispositions, warnings)
  • Ensure residents are provided with a clean, safe, and well-maintained community
  • Handle maintenance requests promptly and notify residents of any delays
  • Maintain common areas and ensure availability of make-ready vacant units
  • Oversee risk management and emergency procedures
  • Inspect the property and improvements, recording deficiencies and taking necessary action within budget limits
  • Maintain key control coding for all units and areas
  • Handle emergencies and report accidents to Regional Community Supervisor
  • Be available 24/7 unless Regional Property Supervisor has been notified
  • Monitor parking lot for unauthorized vehicles
  • Review weekly reports for accuracy and completeness
  • Supervise outside contractors working on the property
  • Prepare the property for code inspections, mortgage inspections, and other inspections as directed
  • Report any violations of company policy by employees to the Regional Community Supervisor
  • Develop and enforce community policies and rules

Requirements

  • Minimum of 3+ years of property management experience
  • Strong verbal and written communication skills in English; bilingual in Spanish is a plus
  • Ability to apply logical thinking to define problems, collect data, and draw valid conclusions
  • Fair Housing certification required before interaction with prospects or residents
  • Competence in personal computer skills, including Microsoft Office Suite (Word, Excel, Outlook) and community software applications
  • Knowledge of OSHA laws and regulations
  • Ability to work evenings and weekends
  • Professional appearance and compliance with Employee Handbook expectations
  • Must pass a drug test
  • College degree preferred
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
