About the role

The Community Manager position is available at the Trellises Apartments, a 301-unit community in Florence, Kentucky.

Responsibilities

  • Maintain a strong strategic awareness of the community's evolving requirements related to facilities and performance
  • Collaborate with the Recruiter and Regional Manager to recruit and interview candidates
  • Provide leadership, coaching, and supervision for the leasing and maintenance teams while creating performance goals
  • Create site-level meeting frameworks to support clear and consistent communication within and across the team
  • Function as a decision-maker for resident and prospect-related feedback and concerns
  • Leverage Ackermann Group's property management software and reporting capabilities to evaluate and manage property-level occupancy and financial performance
  • Collaborate with leadership team on the implementation and execution of marketing strategies
  • Collaborate with the Maintenance Supervisor to ensure an efficient overall maintenance operation is in place, including unit turns, grounds maintenance, preventative maintenance, and service request completions
  • Manage site-level Capital Expenditure projects while collaborating with leadership team
  • Take responsibility for other work-related tasks as assigned by the Regional Manager

Requirements

  • Availability to work full-time: Monday - Friday, 9:00am - 6:00pm + at least one Saturday per month, 9:00am - 4:00pm (additional Saturdays may be required depending on needs of property)
  • At least 2 years of residential property management or relevant leadership, operations, and/or performance management experience
  • Certified Apartment Manager (CAM) certification preferred
  • A high school diploma or equivalent is required - Bachelor's Degree is preferred
  • Proven ability to meet the financial goals of a community
  • Proficiency in property management software and Microsoft Office products. Experience with Yardi Voyager, Rent Café CRM, EliseAI, AIRM is preferred
  • Understanding of applicable Fair Housing laws and standards
