About the role

This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The role ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.

Responsibilities

  • Provides input into the development of budget(s) for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
  • Approves invoices for payment by reconciling work performed, ensuring validity of certificates of insurance, and managing communication between vendors, accounting, and the client/owner.
  • Controls expenditures by staying within the approved budget and managing the petty cash fund.
  • Oversees the lease enforcement process, including approving resident applications, conducting apartment inspections, and evicting residents when necessary.
  • Gathers and interprets market and economic trends to implement marketing and leasing strategies that achieve occupancy and revenue goals.
  • Promotes resident satisfaction and retention by addressing complaints and service issues promptly.
  • Ensures the property’s maintenance team complies with Company standards for completing resident service requests.
  • Conducts regular property inspections to maintain safety, cleanliness, and general appearance standards.
  • Supervises property staff by hiring, training, and managing performance in accordance with Company policies.
  • Assists in managing the client/owner relationship by providing updates and responding to requests.
  • Completes accounting, financial, administrative, and other reports as assigned.
  • For California: Manages the lease process using the California-specific Lease File Checklist to ensure compliance and organization.

Requirements

  • Bachelor’s degree from an accredited college or university preferred (Business Management, Real Estate, or related field).
  • 4-6 years of relevant experience in property management, sales, marketing, and customer service.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Detail-oriented, self-motivated, and able to work independently or collaboratively.

Skills

  • All required licenses and certifications as mandated by State and Local jurisdictions.
  • Valid driver’s license (required to drive a golf cart on property).
  • Proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in property management software (e.g., Entrata, Yardi, OneSite).
  • Management and supervisory skills to lead and evaluate team members, including maintenance specialists.

Travel / Physical Demands

  • Office environment with frequent exposure to outside elements (temperature, weather, odors, and/or landscape).
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
  • Routine local travel may be required for bank deposits, training, or outreach events.

Pay

The salary range for this position is $90,000–$95,000. Additional compensation may include eligibility for bonus programs based on individual and company performance.
