About the role
Greystar is a leading real estate platform managing and operating over $300 billion of real estate in more than 265 markets globally. The Community Manager will oversee the day-to-day operations of a garden-style apartment community with 391 units located in Lakeland, Florida.
Responsibilities
- Provides input into the development of budget(s) for the property
- Maintains targeted revenues by setting rent rates, collecting and posting rent and fees, and preparing financial status reports
- Approves invoices from vendors and contractors, manages petty cash, and ensures compliance with insurance certificates and chart of account codes
- Controls expenditures by managing the budget and maintaining the petty cash fund
- Oversees lease enforcement, including approving applications, renewals, and evictions, and resolving resident complaints
- Gathers and analyzes market trends to implement leasing strategies and promote resident satisfaction
- Supervises property staff, manages performance, and ensures compliance with company standards
Qualifications
- Bachelor’s degree in Business Management, Real Estate, or related field preferred
- 4-6 years of relevant experience in property management, sales, marketing, and customer service
- Ability to manage multiple priorities in a fast-paced environment
- Excellent communication, conflict resolution, and customer service skills
- Detail-oriented and self-motivated with the ability to work independently and as part of a team
Specialized Skills
- All required licenses and certifications as per State and Local jurisdictions
- Valid driver’s license for golf cart use on property
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Strong proficiency in property management software (Entrata, Yardi, OneSite)
- Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members
Travel / Physical Demands
- Frequent exposure to outside elements such as temperature, weather, odors, and hazards
- Physical access to all exterior and interior parts of the property and amenities
- Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance
- Routine, local travel may be required for bank deposits, training, and outreach events
Pay
The salary range for this position is $85,000 - $87,000. Additional compensation includes a quarterly or annual bonus program, depending on individual and company performance, and various benefits such as medical, dental, vision, disability, life insurance, paid time off, housing discounts, sabbaticals, 401(k) with company match, parental leave, fertility benefit reimbursement, and employee assistance programs.
