About the role
This role manages the day-to-day operations of an assigned lease-up property (262 units) including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other laws governing multi-family housing operations.
Responsibilities
- Provides input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
- Meets revenue targets by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and reviewing monthly financial status reports.
- Approves vendor invoices for payment, ensuring proper reconciliation, insurance certificates, and communication between vendors, accounting, and owners.
- Controls expenditures by adhering to the approved budget and managing the petty cash fund.
- Oversees lease enforcement, including resident applications, lease renewals, apartment inspections, evictions, and fee collection.
- Analyzes market and economic trends to implement leasing and marketing strategies for occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints, questions, and service issues promptly.
- Ensures maintenance team compliance with company standards for service requests.
- Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.
- Supervises property staff through hiring, training, and performance management in line with company policies.
- Assists in managing client/owner relationships through meetings, property tours, and performance updates.
- Completes accounting, financial, administrative, and other reports as assigned.
- For California properties: Manages the lease process using the California-specific Lease File Checklist to ensure compliance and organization.
Requirements
- 1-2 years of experience as a Community Manager, with prior lease-up experience.
- Proficiency using Yardi (or similar property management software).
- Bachelor’s degree preferred in Business Management, Real Estate, or a related field.
- 4-6 years of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented, self-motivated, and able to work independently or collaboratively.
- Valid driver’s license (required to drive a golf cart on property).
- Proficiency in word processing, spreadsheet, and database management programs.
- Strong management and supervisory skills for hiring, leading, and evaluating teams.

Pay
The annual salary range for this position is $90,000 - $100,000/year (Los Angeles, CA).
Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
Schedule
Monday–Friday.
Travel / Physical Demands
- Office environment with frequent exposure to outdoor elements (temperature, weather, odors, etc.).
- Ability to access all parts of the property and amenities, including pushing/pulling/lifting up to 20 lbs independently (50 lbs with assistance).
- Routine local travel for bank deposits, training, or outreach events.
