About the role
Greystar is a leading real estate platform managing and operating over $300 billion of real estate in more than 265 markets globally. The Community Manager oversees the day-to-day operations of an apartment community, resolving customer complaints, increasing sales revenues, and coordinating the work of a team.
Responsibilities
- Provides input into the development of budget(s) for the property
- Maintains targeted revenues by setting rent rates, collecting and posting rent and fees, managing petty cash, and preparing and reviewing financial status reports
- Approves invoices from vendors, contractors, and service providers
- Controls expenditures by staying within the approved budget
- Oversees the lease enforcement process by approving prospective resident applications, conducting apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges
- Gathers, analyzes, and interprets current market and economic trends to implement marketing and leasing strategies
- Promotes resident satisfaction and retention by responding to complaints and taking appropriate action to resolve service issues
- Supervises property staff by interviewing, hiring, orienting, and training employees, and managing their performance
- Assists in managing the client/owner relationship by meeting with owners, conducting property tours, and responding to owner requests
- Completes various accounting, financial, administrative, and other reports as assigned
Basics Knowledge & Qualifications
- Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field
- 4-6 years minimum of relevant experience managing the day-to-day operation of an apartment community, resolving customer complaints, increasing sales revenues, and coordinating the work of a team
- Ability to manage multiple priorities in a fast-paced environment
- Excellent communication, conflict resolution, and customer service skills
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team
Specialized Skills
- All licenses and/or certifications as required by State and Local jurisdictions
- Valid driver’s license to drive a golf cart on property and ensure all other on-site staff that has access to drive the golf cart also has a valid driver’s license
- Proficiency in Internet, word processing, spreadsheet, and database management programs
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite)
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists
Travel / Physical Demands
- Frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous
- Physically access all exterior and interior parts of the property and amenities
- Push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance
- Routine, local travel may be required to make bank deposits, attend training classes and outreach events, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position
Additional Compensation
- Base salary plus participation in a quarterly or annual bonus program based on individual and company performance
- Weekly, monthly, and/or quarterly bonus programs for onsite property positions
