Responsibilities
- Manage and coordinate team members’ daily activities and resources to achieve budgeted financial and operational goals.
- Ensure property operations comply with Company policies, procedures, and all laws governing multi-family housing.
- Act as an employee champion: manage team, perform evaluations, interview, hire, orient, and train new hires.
- Meet revenue goals by increasing sales and implementing marketing and leasing strategies.
- Identify areas for property improvement and conduct budget modeling, forecasting, and profitability analysis.
- Complete financial records, documents, and reports; manage invoicing.
- Analyze market and economic trends impacting the property and recommend improvements.
- Stay informed of industry changes, technology, and leasing/sales tools and processes.
- Enforce lease agreements through inspections, evictions, collections, notifications, and other processes.
- Conduct property tours and provide performance updates to clients/owners as needed.
- Manage contractors and vendors.
- Oversee property safety, cleanliness, curb appeal, and maintenance standards.
- Resolve customer complaints and issues.
- Monitor competitors by shopping competition and building industry relationships.
- Other duties as assigned.
Schedule
40 hours per week. Typical site hours (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work weekends when scheduled.
Requirements
- Must be able to perform essential job functions unaccompanied.
- Works in an office environment with frequent exposure to outside elements (temperature, weather, odors, landscape hazards).
Qualifications
- Education: High School Diploma or GED equivalent.
- Supervisor Experience: 1–3 years.
- Management Experience: 1–3 years in multi-family property management preferred.
- Background: Property management, sales, marketing, and customer service experience.
- Advanced Skills: Communication, presentation, and ability to connect with people at all levels.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database programs; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses: Current valid driver’s license.
Physical Requirements
- Weights: Must be able to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Mobility: Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
- Travel: Routine local travel for business-related errands; occasional non-local travel for responsibilities.
