The Community Manager manages and coordinates the team members’ daily activities and resources of the property to achieve established budgeted financial and operational goals, ensuring compliance with Company policies, procedures, and all laws governing multi-family housing operations.

Responsibilities
- Act as an employee champion: manage team, perform evaluations, interview, hire, orient, and train new hires.
- Meet targeted revenue goals by increasing sales and implementing short/long-term marketing and leasing strategies.
- Identify areas for property improvement and conduct budget modeling, forecasting, and profitability analysis.
- Complete financial records, documents, and reports; manage invoicing.
- Gather, analyze, and interpret market and economic trends to recommend improvements.
- Stay informed of changes in technology, industry standards, leasing, and sales tools/processes.
- Enforce lease agreements through inspections, evictions, collections, notifications, and other processes.
- Manage client/owner relationships: conduct property tours and provide performance updates.
- Oversee contractor and vendor management.
- Ensure safety, cleanliness, and curb appeal of the property; report malfunctions, injuries, or accidents.
- Ensure property maintenance team complies with Company standards for service requests.
- Resolve customer complaints and issues.
- Shop competition and build relationships within your market and industry.
- Perform other duties as assigned.
Schedule
40 hours per week. Typical site hours of operation (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work weekends when scheduled.
Requirements
- Must be able to perform essential job functions unaccompanied.
- Works in an office environment with frequent exposure to outside elements (temperature, weather, odors, landscape).
- High School Diploma or GED equivalent.
- 1–3 years of supervisor experience with proven skills to hire, lead, direct, evaluate, and manage subordinates.
- 1–3 years of management experience.
- Multi-family property management experience preferred.
- Background in Property Management, Sales, Marketing, and Customer Service sufficient to manage day-to-day operations of an apartment community.
- Strong communication, presentation, and delivery skills with the ability to connect at all levels.
- Proficiency in internet, word processing, spreadsheet, and database management programs for reporting.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Current valid driver’s license.
Physical Requirements
- Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
- Intermittently required to sit and perform keyboard work.
- Routine local travel may be required for business-related errands, meetings, and training; non-local travel may be required for business responsibilities.
