About the role

The Community Manager has full on-site day-to-day responsibility for all property (community) management activities and functions. This role ensures that properties under their control are maintained in good physical condition with stable fiscal operations, providing residents a clean and well-maintained community. The Community Manager oversees all phases of property operation, including leadership of staff, budget preparation, general administration, property maintenance, leasing, collections, financial reporting, resident relations, and control of financial resources and assets.

Responsibilities

  • Manage, direct, train, and ensure the safety of all employees assigned to the property.
  • Assess critical or emergency situations, make sound business judgments, and respond when management support is not immediately available.
  • Hire, train, evaluate, and when necessary, discipline or terminate staff in accordance with company policy.
  • Establish schedules and assign staff for office work, routine, and emergency tasks.
  • Approve and schedule paid and unpaid time off requests from staff.
  • Train staff in safe operating procedures and report accidents and emergencies accurately.
  • Design and execute marketing campaigns for leasing rental units, including promotion, property tours, and unit showings.
  • Prepare, process, modify, and sign lease agreements and related forms.
  • Maintain knowledge of competition and market conditions to adjust business and marketing models, ensuring compliance with federal and state laws.
  • Ensure all residents meet compliance and eligibility requirements as established by local, state, and/or federal agencies; address non-compliance swiftly.
  • Assist in preparing and implementing the annual budget and maintain accurate financial records, including payroll, daily bank deposits, and cash accounts.
  • Maintain vacancy information reports as required by corporate, investors, and monitoring agencies.
  • Supervise outside contractors working on the property, perform physical needs assessments, negotiate contracts, and ensure work completion by deadlines.
  • Direct office and maintenance staff regarding move-in/out and agency inspections.
  • Work with residents, resident organizations, and service providers to address issues, make improvements, and maintain positive relations.
  • Comply with all company accounting and operations directives, policies, and procedures.
  • Continually inspect the property, record deficiencies, make improvements, and take required actions according to company guidelines.
  • Obtain all required certifications or licenses within the first year of employment.
  • Remain current on and compliant with all laws and policies affecting property leasing and required certifications.
  • Perform other duties as assigned.

Requirements

  • Two or more years’ experience in multi-family residential property management, preferably with direct supervision of employees.
  • Multi-family residential leasing experience required.
  • Accredited Resident Manager or similar designation preferred.
  • Accounting/financial and administrative background preferred.
  • Tax Credit, Section 8, and/or Public Housing experience preferred.
  • High School Diploma or equivalent required; two or more years of college preferred.
  • Required certifications or licenses preferred, or ability to obtain within one year.

Skills

  • Professional appearance and ability to resolve conflicts professionally.
  • Excellent organizational skills with attention to detail and ability to maintain accurate financial records.
  • Valid driver’s license, driving record, and vehicle (exceptions may apply).

Working Conditions

  • Primarily an office environment, with the ability to meet residents in their units, show units, and inspect the property, often in multi-story facilities including climbing stairs.
  • May work around cleaning solvents, paint fumes, and landscaping chemicals.
  • Evening and weekend work may be required, as well as on-call response to emergency or maintenance situations.

Pay

Salary range: $60,000 - $65,000 annually.
