USA Multifamily Management, Inc. is engaged in the management of residential multifamily communities, specializing in Tax Credit (LIHTC – Low Income Housing Tax Credit) properties. We develop, build, own, and manage properties throughout California and Nevada.

About the role

We are seeking a Community Manager for our 161-unit Senior Community, Vintage Crossing in Canoga Park, CA. The Community Manager will report to the Regional Manager and is required to reside on-site to meet legal obligations for on-site management personnel. A one-bedroom apartment will be provided at no charge. This is a non-exempt position with a Monday through Friday work schedule; flexibility will be required to accommodate overtime and weekends.

Responsibilities

  • Provide usable solutions to work-related problems with a positive outlook.
  • Supervise all community staff directly.
  • Think through problems systematically and provide insight on possible solutions.
  • Reinforce safety policies and ensure maintenance needs are met.
  • Handle difficult situations (resident complaints, concerns, and special requests) professionally.
  • Hold subordinates accountable and lead by example to maintain goals and timelines.
  • Meet financial benchmarks as outlined in the annual budget, ensuring income and occupancy goals are met.
  • Maintain rents at the tax credit maximum and review aged receivables to collect outstanding balances.
  • Review and negotiate contracted expenses as directed by management.
  • Produce monthly reports on income/expense variances and collections efforts.
  • Post resident rent payments and subsidy/housing rent payments where applicable.
  • Develop and maintain positive relationships with residents, vendors, and team members.
  • Monitor marketing efforts and develop strategies for short- and long-term leasing goals.
  • Conduct property tours and provide performance information to owners, investors, and regulatory agencies.
  • Lead periodic community meetings for residents.
  • Maintain compliance with all general and property-specific regulations (LIHTC, Bond, MHP, MHSA, RHCP, HOME).
  • Ensure resident recertifications are completed on time and initial applications are processed within two weeks.
  • For mixed-income communities, maintain the applicable fraction for each building.
  • Interview and recommend candidates for vacant positions, ensuring proper onboarding.
  • Identify and leverage employee strengths to maximize organizational value.
  • Complete regular and annual performance reviews for each employee.
  • Train employees in job-specific skills and coach them to success.

Requirements

  • At least two (2) years of experience in on-site property management, with Tax Credit knowledge.
  • Computer skills in Microsoft Word and Excel.
  • Knowledge of YARDI Voyager.
  • Lease-up experience required.
  • Valid driver’s license and reliable transportation.
  • High School Diploma or GED.

Qualifications

Pay

Competitive salary, depending on experience, ranging up to $35–$36 per hour.

Schedule

Monday through Friday; flexibility required for overtime and weekends.
