About the role

MG Properties has spent more than three decades acquiring, developing, and managing apartment communities across the Western U.S., and the work they do at the property level reflects that depth of experience. The Community Manager role at Axcess 15 Apartments in Portland is a position where that depth actually matters. You're not inheriting a fully stabilized, self-running operation and simply keeping score. You're expected to build and lead a team, drive performance, and take real ownership of everything from occupancy and traffic to budget health and day-to-day operations.

Responsibilities

• Build and lead a team, drive performance, and take ownership of occupancy, traffic, budget health, and day-to-day operations
• Monitor NOI, control expenses, track delinquency, and make decisions that impact the T‑12
• Market the property and maintain healthy occupancy
• Stay attuned to Portland rental market regulatory shifts, including rent control considerations and tenant protection rules affecting MTM residents, concessions, and lease renewal strategy

Requirements

• Recent, hands‑on experience managing a multifamily community at a meaningful pace
• Track record of supervising and developing staff
• Valid driver’s license and proof of insurance

Skills

• Fluency in budget management, marketing, and leasing operations
• Yardi experience (preferred)
• Ability to set clear expectations, coach underperformers early, and retain valuable team members
• Strong operational discipline combined with leadership presence

Pay
