Responsibilities
- Administer leasing procedures to meet/exceed budgeted occupancy and rental rate goals.
- Control expenses through inventory control and purchasing procedures.
- Accurately and timely report payroll, collect revenue, and initiate Unlawful Detainer process when necessary.
- Keep abreast of market trends and inspect each apartment unit during check-in and check-out to protect owners' assets and deduct appropriate amounts from deposits.
- Interview and screen potential on-site employees, train and motivate them, conduct orientation, and encourage continued education.
- Maintain the property in a neat, clean, and well-maintained condition, ensuring preventative maintenance schedules are met.
- Conduct daily exterior and interior inspections to ensure curb appeal, maintenance, cleanliness, and security procedures are being followed.
- Maintain the property by meeting company standards for resident satisfaction, ensuring a responsible person is available for building emergencies, and accurately preparing and processing leasing forms, maintenance orders, rent collection, and company reporting.
- Provide on-call emergency support as needed.
- Perform other duties as assigned.
Requirements
- Education: High school diploma or GED required. Bachelor's degree in Marketing and/or business preferred.
- Experience: One to three years of residential management or related experience, or a combination of education and experience.
- Physical & Cognitive: Ability to lift, push, and pull up to 40 pounds.
- If job includes or may include driving for company business: Valid driver’s license, acceptable motor vehicle record, company insurance carrier, reliable means of transportation, ability to be insurable at standard rates, and proof of personal auto liability insurance.
