Community Manager

About the role
The Community Manager has full on-site day-to-day responsibility for all property (community) management activities and functions, ensuring properties under their control are maintained in good physical condition with stable fiscal operations. This role provides residents with a clean and well-maintained community while overseeing all phases of property operations, including leadership of staff, budget preparation, general administration, property maintenance, leasing, collections, financial reporting, resident relations, and asset management.
Responsibilities
- Manage, direct, train, and ensure the safety of all employees assigned to the property.
- Assess critical or emergency situations, make sound business judgments, and respond independently when management support is unavailable.
- Hire (for approved open positions), train, conduct performance evaluations, recommend salary increases, and handle counseling, discipline, or termination of staff in accordance with company policy.
- Establish schedules and assign staff for office work, routine tasks, and emergency situations. Approve paid and unpaid time-off requests.
- Train staff in safe operating procedures and report accidents or emergencies to appropriate personnel.
- Design and execute marketing campaigns for leasing rental units, including promotions, property tours, and lease signings.
- Prepare, process, modify, and sign lease agreements and related forms.
- Maintain knowledge of competition and market conditions, adjusting business and marketing strategies to remain competitive and compliant with federal and state laws.
- Ensure all residents meet compliance and eligibility requirements as established by local, state, and/or federal agencies; address non-compliance swiftly.
- Assist in preparing and implementing the annual budget; maintain accurate financial records, including payroll, daily bank deposits, and cash accounts.
- Maintain vacancy information reports as required by corporate, investors, and monitoring agencies.
- Supervise outside contractors, perform physical needs assessments, negotiate vendor contracts, and ensure work is completed by deadlines.
- Direct office and maintenance staff regarding move-in/out processes and agency inspections.
- Engage with residents, resident organizations, and service providers to address issues, make improvements, and maintain positive relations.
- Comply with all company accounting, operations, and policy directives.
- Continually inspect the property, record deficiencies, make improvements, and take required actions per company guidelines.
- Obtain all required certifications or licenses within the first year of employment and remain compliant with all relevant laws and policies.
- Perform other duties as assigned.
Requirements
- Two or more years of experience in multi-family residential property management, preferably with direct supervision of employees.
- Multi-family residential leasing experience required.
- Accredited Resident Manager or similar designation preferred.
- Accounting, financial, or administrative background preferred.
- Tax Credit, Section 8, and/or public housing experience preferred.
- High school diploma or equivalent required; two or more years of college preferred.
- Required certifications or licenses preferred, or ability to obtain within one year.
Skills
- Professional appearance and conflict-resolution skills.
- Excellent organizational skills with attention to detail and ability to maintain accurate financial records.
- Valid driver’s license, clean driving record, and access to a vehicle (exceptions may apply).
Working Conditions
- Primarily an office environment, with frequent on-site interactions, including unit visits, property inspections, and resident meetings, often in multi-story facilities requiring stair climbing.
- Exposure to cleaning solvents, paint fumes, and landscaping chemicals may occur.
- Evening and weekend work may be required, along with on-call availability for emergencies or maintenance situations.
Pay
$55,000 annually.
