Job Summary This position is responsible for the day-to-day operations. We are seeking a highly skilled and experienced Senior Property Manager with a strong background in lease up management. The ideal candidate will have a proven track record of successfully overseeing the leasing process for new properties, ensuring high occupancy rates, and maximizing revenue. The position will assume fiduciary responsibility, ensure properties are operating in line with the ownership’s goals and objectives, and nurture strong relationships with clients, residents , and vendors.

Responsibilities

• Develop and implement comprehensive lease up strategies for newly developed properties.
• Conduct market research to identify target demographics and refine marketing efforts accordingly.
• Collaborate with marketing teams to create effective advertising campaigns.
• Oversee the entire leasing process, from prospect identification to lease signing.
• Implement effective outreach and networking strategies to attract qualified residents.
• Conduct property tours and showcase the unique features and benefits of the property.
• Stay informed about local market trends, competitor activities, and demographic shifts.
• Analyze market data to make informed decisions on rental rates, concessions, and lease terms.
• Lead and manage a team of leasing professionals, ensuring they are equipped with the necessary skills to meet leasing goals.
• Provide ongoing training and support to enhance team performance.
• Foster positive relationships with residents, addressing concerns promptly and ensuring high levels of tenant satisfaction.
• Ensure compliance with local, state, and federal regulations related to property management and leasing.
• Monitor and analyze financial performance, identifying areas for improvement and cost-saving opportunities.
• Develop and manage budgets for properties, ensuring financial performance aligns with market standards.
• Implement effective cost-control measures while maintaining a premium level of service.
• Foster a culture of excellence, attention to detail, and commitment to client satisfaction.
• Develop, write and implement a sales and marketing plan that effectively maximizes rental income and results in high occupancy and competitive pricing through the leasing staff and personal efforts.
• Implement or direct implementation of all policies and procedures as outlined in the company policies and procedures manual. Ensure compliance by employees supervised as necessary.
• Ensure that all physical aspects of the property are at all times fully functional and in an attractive condition, and that all vacant units are kept ready for occupancy. Inspect grounds, building and apartment units on a regular basis. These functions must be consistent with the goals and objectives of the property owner.
