About the role

Sares Regis Group is seeking an experienced Community Manager for our beautiful 218-unit community, Aster! This person is responsible for the overall supervision and performance of the property.

Responsibilities

  • Hiring, training, and developing a competent team.
  • Managing daily operations, including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collecting rents, implementing timely legal delinquent rent procedures, and ensuring resident insurance compliance.
  • Adhering to resident screening criteria and policies, implementing resident retention procedures, and completing weekly reports accurately and timely.
  • Approving invoices and ensuring accurate data input, as well as completing other required reports.
  • Reviewing and analyzing monthly performance, completing variance reports, and initiating annual budgets and forecasts.
  • Identifying potential market challenges, educating self and staff about competitors, and creating effective marketing plans.
  • Ensuring recurring contract work (e.g., unit cleaning, painting, landscaping) is bid out routinely for quality and best price, confirming contractor insurance and lien waiver compliance.
  • Monitoring quality and timeliness of contractor performance.
  • Implementing OSHA and other safety procedures, educating the team on safety precautions, and ensuring up-to-date MSDS information is available.
  • Identifying potential repairs or capital projects with the maintenance supervisor and ensuring quality curb appeal meets corporate standards.
  • Identifying actual or potential risk management issues.
  • Reading, following, and implementing company and employee handbooks, property policy manuals, and other governing documents.

Requirements

  • 4+ years as a Community Manager of 200+ units.
  • Excellent problem-solving, interpersonal, communication, and leadership/supervisory skills.
  • Strong sales skills.
  • Ability to read, analyze, and interpret general business periodicals, and write reports and business correspondence.
  • Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, and area, and apply concepts of basic math.
  • Ability to solve practical problems in situations with limited standardization.
  • Knowledge of operations software used at the property level, including Outlook, Internet software, Excel, and Word.

Pay

$80,000-$85,000 annually.

Schedule

Monday - Friday, 9AM - 6PM.
