Community Manager

About the role

Redstone Residential runs one of the largest third‑party student housing platforms in the country, with over 38,000 beds across 20 states. This Community Manager role sits at the top of the site‑level org chart for a property in Orem, Utah, reporting directly to a Regional Manager.

Responsibilities

• Own full P&L at the site level – accountable for occupancy, NOI, delinquency, budget adherence, and day‑to‑day team performance.
• Produce weekly and monthly performance reports for the Regional Manager.
• Develop and execute leasing and renewal strategy tailored to student housing timelines (non‑conventional lease‑up, compressed concession timing, semester‑break delinquency patterns).
• Coordinate marketing efforts and manage vendor relationships.
• Oversee projects ranging from marketing campaigns to construction initiatives.
• Build relationships with campus resources, leveraging the property’s proximity to Utah Valley University.
• Lead in an entrepreneurial environment where site managers have significant decision‑making authority.

Requirements

• At least three years of experience in student housing or conventional multifamily property management.
• Minimum two years in a property‑manager seat with direct P&L responsibility.
• Demonstrated experience managing a budget and owning outcomes, not just reporting on them.
• Professional presentation suitable for client‑facing situations.
• Ability to manage multiple projects under pressure without losing track of details.
• Comfort learning new property‑management software; familiarity with Entrata is a plus.
• Experience developing and coaching a site team, including giving constructive feedback that sticks.

Pay

Base compensation lands between $60,000 and $65,000 annually, with a performance‑bonus opportunity of up to an additional 20%.
