About the role
The Community Manager oversees all day-to-day activities of the apartment community, ensuring the financial, operational, and business objectives of the property are met. This role focuses on providing exceptional customer service, fostering a strong sense of community for residents, and supervising on-site staff to maintain company standards.
Responsibilities
- Ensure the property is rented to full capacity using effective marketing strategies and closing techniques.
- Understand financial goals and operate the asset in the owner’s best interest according to company requirements.
- Maintain accurate records of all community transactions, including rent rolls, delinquency reports, move-ins/move-outs, and invoices.
- Address resident concerns and requests promptly to enhance satisfaction with management.
- Develop and implement resident retention programs, such as resident functions, promotions, and monthly newsletters.
- Maintain community appearance and ensure service requests are recorded, communicated to maintenance, and completed in a timely manner.
- Strengthen staff success through ongoing training, instruction, and leadership, including daily/weekly scheduling and assignments.
- Generate necessary legal action and documents in accordance with state and company guidelines.
- Respond to and handle all community emergencies (e.g., criminal activity, injuries, fires, floods) and distribute company or community-issued notices.
- Maximize income and minimize expenses while delivering accurate and timely property reports.
- Manage the leasing and renewal process by guiding the team through effective sales and customer service retention strategies.
- Train and develop employees to help them reach their full potential.
- Maintain 95% occupancy and 95% portfolio rent collections.
- Perform unit inspections as needed to preserve property value and curb appeal.
- Comply with all Jones Street Residential policies and procedures.
- Perform other duties as required.
Requirements
- Bachelor’s Degree preferred.
- 2-5 years of property management experience (lease-up experience preferred).
- Experience with market-rate communities.
- Strong computer skills, particularly in Microsoft Office Suite and Yardi Voyager software.
- Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other property-specific guidelines.
- Detail-oriented with strong organizational skills and the ability to see the big picture.
- Ability to identify and resolve problems in a timely manner and gather and analyze information skillfully.
- Professional demeanor with the ability to work effectively with external vendors and customers while maintaining constructive working relationships.
