About the role

Red Oak Apartments is seeking an experienced, results-driven Community Manager to oversee the daily operations of our 500-unit multifamily apartment community. The ideal candidate is a strong leader with exceptional operational, financial, leasing, and customer service skills who is passionate about creating an outstanding resident experience while maximizing property performance.

Responsibilities

  • Direct all day-to-day operations of a 500-unit apartment community.
  • Lead, coach, and develop the leasing, maintenance, and administrative teams.
  • Drive occupancy, resident retention, and revenue growth.
  • Manage rent collections, delinquency, and lease enforcement.
  • Prepare and manage annual operating budgets.
  • Analyze monthly financial reports and implement strategies to improve NOI.
  • Ensure compliance with Fair Housing, local, state, and federal regulations.
  • Oversee capital improvement projects, unit renovations, and preventive maintenance.
  • Conduct regular property inspections to maintain curb appeal and asset quality.
  • Build positive relationships with residents while resolving concerns professionally.
  • Monitor market conditions and recommend pricing and marketing strategies.
  • Coordinate with vendors, contractors, and ownership.

Qualifications

  • Minimum 5 years of multifamily property management experience.
  • Experience managing 300+ unit communities preferred.
  • Proven success leading high-performing teams.
  • Strong budgeting and financial reporting experience.
  • Knowledge of Fair Housing and landlord-tenant laws.
  • Experience with property management software (Yardi, OneSite, ResMan, Entrata, RealPage, or similar).
  • Excellent communication, organization, and problem-solving skills.
  • Ability to thrive in a fast-paced environment.

Preferred Qualifications

  • CAM (Certified Apartment Manager) designation preferred.
  • Experience with value-add or repositioning communities.
  • Affordable housing or mixed-income experience is a plus.
