About the role
As the Community Manager, you will manage the asset to increase profitability through day-to-day operational and financial management as well as overall resident satisfaction for a community containing 210 apartment-homes.
Responsibilities
- Prepares and maintains revenue, expenses, physical and economical occupancy in accordance with the budget and projections.
- Manages community inspections in accordance with CRC requirements.
- Successfully manages renewals for resident retention and rent growth goals.
- Assists with coaching and developing all team members.
- Reports on traffic and market trends to capture reasons for leasing and any objections, resulting in regular pricing recommendations.
- Manages marketing efforts throughout the year to assist in traffic generation and building relationships in the market.
- Handles delinquency management.
- Ensures make readies are complete to deliver a quality product in a timely fashion.
- Works directly with Regional Manager and Asset Management to report on the state of the community, market, and financial performance, making necessary recommendations.
- Responds to potential housing violations and liability concerns about the community.
- Oversees large capital projects and communicates between multiple departments, including upcoming common area renovations.
Requirements
- Minimum of 4-5 years industry experience; management experience preferred.
- Demonstrated ability to train and coach team members.
- Ability to work occasional rotating Saturdays (2-person office).
- Industry designations a plus; Yardi experience helpful.
- Ability to effectively write reports and business correspondence.
- Knowledge of federal, state, and local laws, regulations concerning the multifamily industry, fair housing requirements, and employee safety.
- Demonstrated ability to independently handle resident issues.
- Strong organizational skills, follow-up, attention to detail, and ability to multitask.
