About the role
We are an established Oregon/Washington Real Estate Management & Brokerage Company managing over 150 investment properties. We seek a Community Manager or managing couple to oversee a manufactured housing community in Medford, Oregon. Salary plus housing and utilities are included. Housing is a 1,300 sq ft 2-bedroom home with pool and clubhouse amenities in a wooded setting near urban areas. Position is part-time, 20–25 hours per week.
Responsibilities
- Office work (50%)
- Collect and deposit space rents and additional fees on the day of collection.
- Follow up on late/delinquent rents and issue late notices.
- Initiate and attend eviction proceedings as necessary.
- Enforce rental agreements and facility rules; ensure tenant compliance.
- Supervise placement of RVs and manufactured homes; ensure compliance with standards, codes, and setbacks.
- Issue non-compliance notices and initiate eviction proceedings when required.
- Prepare monthly manager’s report and maintain petty cash fund and tenant histories.
- Maintain individual tenant files and archive records for 3–6 years as required by law.
- Review tenant applications, screen potential tenants, and execute rental agreements and required documents after approval.
- Promote and rent vacant home and RV spaces; coordinate with local dealers and facility managers.
- Maintain facility inventory lists (equipment, tools, property) and vendor/supplier lists with contact information.
- Post and distribute tenant notices; keep copies in tenant files.
- Purchase goods/services ≥ $50 requires Area Manager approval.
- Maintenance (50%)
- Maintain common areas, grounds, vacant spaces, landscaping, trees, shrubs, and keep free of debris.
- Operate backup portable gas-powered sewer pump in case of power failure; coordinate maintenance contracts.
- Maintain and clean recreation building, laundry facilities, and RV storage area.
- Maintain, clean, and test swimming pool chemicals daily when open; keep drains, ditches, streets, parking areas, and sidewalks free of debris.
- Maintain playground area and periodically check equipment for safety hazards.
- Paint and/or repair facility structures as needed.
- Maintain and test all facility equipment including vehicles, lawn mowers, tools, etc.
- Maintain and clean street surfaces; paint speed bumps; restripe common parking areas as needed.
Requirements
- Must have Microsoft Office skills.
- Ability to operate backup portable gas-powered sewer pump and perform basic maintenance tasks.
Benefits
- 3 weeks PTO per year.
- $40K 401k contribution after 90 days.
Pay
$1,700 per month.
