💼 Community Manager 📍 St. Petersburg, FL 💰 $50,000 – $55,000 / year base + performance-based bonuses Overview This is a hands-on, sales-driven leadership role overseeing a growing manufactured housing portfolio — two neighboring communities, roughly 260 homesites combined, run under one manager. You'll own the home sales experience from first prospect to closed sale, while also running the day-to-day across both properties. 💼 What You'll Do Own the home sales experience across both communities — prospecting, lead follow-up, showings, qualifying, and closingBuild and lead a team grounded in respect, grit, collaboration, stewardship, and boldnessCoach your team toward shared goals around occupancy, collections, home sales, and NOI across both propertiesRun regular one-on-ones with direct reports, coaching performance and tracking progressManage your sales pipeline in HubSpot and keep every lead currentMaintain home listings and their quality across listing platformsProtect a positive net operating income across both communities, managing vendor and staff spending closelyKeep rent billed accurately and collected on time, executing legal notices and payment agreements when neededKeep curb appeal sharp at both communities — manage grounds vendors and hit mystery shop standards 🤩 WHY YOU MATTER You're stepping in early to set the tone for a newly combined portfolio — the first person a prospective resident meets, and the one who turns that conversation into a home sale, across two communities at once. 🎒 What It Takes 2-4+ years of experience in manufactured housing community management, lot leasing, or home salesExperience managing more than one property or a multi-site portfolio is a plusA track record of hitting sales and occupancy targetsComfortable owning a P&L and reading NOI, collections, and occupancy reportsExperience leading and coaching an on-site teamFamiliarity with a CRM — HubSpot experience a plusWorking knowledge of Fair Housing standards and state landlord-tenant lawStrong follow-through with vendors and contractorsA knack for keeping a property looking its best 🏆 THE PERKS!
