Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required.
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office and maintenance staff schedules and assignments.
- Deal effectively with performance problems; document, communicate with direct supervisor and HR, and terminate when necessary.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Financial Management
- Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement.
- Develop yearly operating budgets/forecasts; identify trends and recommend strategies.
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
- Monitor timely receipt, reconciliation, and coding of all vendor invoices.
- Ensure property closeout is completed on time and ownership financial reports are accurate.
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies & systems.
- Ensure effective staff leasing techniques, follow-up procedures, and accurate reporting.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, newsletters).
- Effectively show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate and submitted on time.
- Head emergency team for the property; ensure proper response to emergencies within company guidelines.
- Manage excellent customer service and monitor service request turnaround.
- Maintain property appearance and ensure timely completion of repairs.
- Plan and utilize property resources, equipment, and supplies economically.
- Give direction to and monitor maintenance, construction, and rehabilitation activities.
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Must have reliable transportation due to emergency on-call requirements.
Physical Requirements
- Regularly required to communicate, repeat motions (wrists, hands, fingers), and work overtime, weekends, and nights (emergencies).
- Frequently required to remain stationary (standing/sitting for prolonged periods) and move about to accomplish tasks.
- Occasionally required to ascend/descend ladders, stairs, or scaffolding; work in tight/confined spaces; lift/move objects up to 25 lbs; operate machinery/power tools; work in extreme temperatures; traverse flat/non-flat terrain; be exposed to hazardous chemicals.
Pay
Salary Range: $83,000 per year to $84,000 per year.
