Community Manager

About the role
The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required.
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office and maintenance staff schedules and assignments.
- Address performance problems; document, communicate with supervisors/HR, and terminate when necessary.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Financial Management
- Achieve the highest possible net operating income through cost control, revenue improvement, and leasing strategies.
- Develop yearly operating budgets/forecasts; identify trends and recommend adjustments.
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
- Ensure timely receipt, reconciliation, and coding of vendor invoices.
- Complete property closeout on time and ensure accuracy of ownership financial reports.
- Strategic Leasing Management
- Develop and implement a yearly marketing plan and leasing strategies.
- Ensure effective leasing techniques, follow-up procedures, and accurate lease documentation.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., events, promotions, newsletters).
- Show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate and submitted on time.
- Lead the emergency team for the property; ensure proper response to emergencies within company guidelines.
- Monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure timely completion of repairs through regular inspections.
- Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining vendor bids).
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
- One to two years of related experience and/or training, or an equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Reliable transportation due to emergency on-call requirements.
Physical Requirements
- Regularly required to communicate, repeat motions (wrists, hands, fingers), and work overtime, weekends, or nights (emergencies).
- Frequently required to remain stationary (standing/sitting for prolonged periods) and move between worksites.
- Occasionally required to:
- Ascend/descend ladders, stairs, scaffolding, or ramps.
- Work in tight/confined spaces or overhead positions.
- Move, adjust, or lift objects up to 25 lbs.
- Operate machinery, power tools, motor vehicles, or golf carts.
- Work in extreme temperatures, outdoor environments (precipitation/wind), or hazardous conditions.
- Traverse flat and non-flat terrain.
Pay
Salary Range: $22 per hour to $23 per hour. Compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses (when applicable).
