About the role

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff.
    • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
    • Complete weekly/daily office and maintenance staff schedules and assignments.
    • Address performance problems effectively; document, communicate with supervisors/HR, and terminate when necessary.
    • Promote harmony and quality job performance through support and leadership.
    • Ensure staff compliance with Company policies and procedures.
  • Financial Management
    • Achieve the highest possible net operating income through cost control, revenue improvement, and leasing strategies.
    • Develop yearly operating budgets/forecasts; identify trends and recommend adjustments.
    • Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
    • Ensure timely receipt, reconciliation, and coding of vendor invoices.
    • Complete property closeout on time and ensure accuracy of ownership financial reports.
  • Strategic Leasing Management
    • Develop and implement a yearly marketing plan and strategies.
    • Ensure effective leasing techniques, follow-up procedures, lease documentation, and reporting.
    • Address resident complaints, concerns, and requests to ensure satisfaction.
    • Develop and implement resident retention programs (e.g., events, promotions, newsletters).
    • Show, lease, and move in prospective residents.
  • Administrative & Maintenance Management
    • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time.
    • Lead the emergency team for the property; ensure proper response and handling of emergencies within company guidelines.
    • Monitor customer service, service request turnaround, and maintenance staff responsiveness.
    • Maintain property appearance and ensure timely completion of repairs through regular inspections.
    • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, managing vendor relationships).
    • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
  • One to two years of related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Reliable transportation due to emergency on-call requirements.

Physical Requirements

  • Regularly required to communicate, exchange information, and repeat motions involving wrists, hands, and/or fingers.
  • Frequently required to remain stationary (standing or sitting) for prolonged periods and move about to accomplish tasks.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, or ramps; work in tight or confined spaces; reach, adjust, or move objects up to 25 lbs; operate machinery or power tools; drive vehicles or golf carts.
  • May be exposed to hazardous chemicals, extreme temperatures, outdoor elements, or small/enclosed spaces.
  • Must traverse flat and non-flat terrain and work overtime, weekends, or night hours (emergencies).

Pay

At Asset Living, compensation decisions consider skill set, background, training, and certifications. The salary range for this position is $70,000 to $80,000 per year. Full-time employees receive a comprehensive total rewards package, including:
