About the role

As a Community Manager at Asset Living, you will oversee the entire operations of a housing community under the supervision of the Regional Manager. You will manage personnel, leasing, maintenance, financial, administration, and risk management functions while ensuring compliance with company policies, safety guidelines, fair housing laws, and liability standards. This on-site leadership role requires consistent daily attendance and hands-on involvement in all aspects of property management.

Responsibilities

  • Personnel Management: Screen, hire, train, coach, and develop on-site staff; complete staff schedules; address performance issues; promote team harmony and quality job performance; ensure compliance with company policies and procedures.
  • Financial Management: Achieve net operating income targets through cost control and revenue improvement; develop operating budgets and forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting accuracy.
  • Strategic Leasing Management: Develop and implement marketing plans; ensure effective leasing techniques and accurate reporting; handle resident concerns; create and execute resident retention programs; conduct property tours and lease signings.
  • Administrative & Maintenance Management: Ensure accurate and timely reporting; lead emergency response efforts; maintain property appearance; oversee timely repairs and inspections; manage maintenance activities and vendor relationships; monitor service request responsiveness.

Requirements

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others to exchange information, repeat motions involving wrists, hands, and/or fingers, assess work accuracy and thoroughness, and work overtime, weekends, and night hours (emergencies).
  • Frequently remain in a stationary position (standing or sitting for prolonged periods), move about to accomplish tasks, or relocate between worksites.
  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, and step stools; work in tight or confined spaces; operate machinery or power tools; lift and place objects up to 25 lbs.; operate motor vehicles or golf carts; work in extreme temperatures, outdoor environments, or hazardous conditions.

License/equipment

  • Must have reliable transportation due to the emergency on-call requirement.
