Community Manager ($112,800 - $139,500)
Lead all phases of community operation, including team leadership, financial performance, resident relations, and community preservation and aesthetics.
Responsibilities
- Create a customer-service-focused culture for residents, prospects, vendors, and employees; respond to and resolve resident requests and concerns.
- Train, onboard, and develop all team members with a focus on employee engagement and retention.
- Lead, coach, and develop direct reports to foster a culture of excellence and continuous learning.
- Actively coach the leasing process; may oversee a leasing manager at larger communities.
- Build relationships with internal and external customers to provide best-in-class service.
- Communicate strategic business practices with community leaders to ensure efficiency and consistency.
- Manage financial performance, including budget accountability, forecasting, and identifying revenue opportunities.
- Ensure the condition and quality of communities meet Irvine Company standards.
- Develop and manage resident communications.
- Anticipate and resolve resident relations challenges with problem-solving skills.
- Monitor and evaluate key community metrics, including renewal and leasing goals, NTVs, NPS, and social media feedback.
- Complete audits and inspections to ensure compliance with policies, procedures, and corporate standards.
- Collaborate with other departments within Apartments and across divisions.
- Update competitive data to inform pricing decisions and communicate findings to leadership.
- Partner with maintenance leaders and project managers to oversee community projects with minimal resident impact.
- Ensure customer service standards and operational KPIs are met during reinvestment projects.
- Variances by community type:
- Smaller Communities: May lead the leasing function to achieve occupancy goals, including coaching on the leasing process.
- Larger Communities: Collaborate with the leasing manager to achieve occupancy goals.
Requirements
- High school diploma.
- Two years of management experience in a customer service environment; leasing experience preferred.
- Valid California driver’s license; must maintain continuous vehicle liability insurance as required by state law (regular and frequent vehicle operation is required).
- Ability to communicate clearly and effectively in English, both verbally and in writing; multilingual ability a plus.
- Occasional travel required.
- On-call availability for after-hours emergencies.
- Ability to work evenings, weekends, and holidays.
Pay
Base pay range: $112,800.00 – $139,500.00. Actual placement within this range may vary based on relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
