Responsibilities
- Operations & Property Management:
- First-Class Standards: Daily inspections, tenant site visits, and resolution of operational deficiencies.
- KPI Delivery: Implementation, execution, and ongoing delivery of property KPIs.
- Safety & Readiness: Emergency and fire/life safety policies, partnership with Operations Manager and General Manager.
- Leasing & Marketing Support: Vacant space presentation, presentations for prospective tenants, and marketing strategy preparation.
- Financial Management & Lease Administration:
- Budgeting & Expense Control: Annual operating budgets and forecasts, expenditure authorization, and profit and loss statement review.
- Variance & Rent Roll Review: Monthly variance reports, rent roll reviews, and rental increase accuracy.
- Reconciliations & Collections: CAM, Tax, and Insurance reconciliations, monthly receivable collection, and delinquent account plans.
- Lease Compliance: Deep knowledge of lease agreements, critical lease date tracking, rent escalations, and tenant obligations.
- Strategic Relationships & Marketing:
- Community Engagement: Tenant, vendor, and community member relationships, local networking, and event hosting.
- Market Intelligence: Market research and adaptation of strategic marketing and operational approaches.
- Third-Party Providers & Compliance:
- Vendor & Association Oversight: Vendor contract management, compliance tasks, and RFP assistance.
- Risk Management: Incident investigations and regulatory compliance.
Requirements
- Experience & Education:
- Proven Tenure: 5–7 years or more of commercial property management experience, preferably in mixed-use, retail, and office environments.
- Academic Background: BS/BA degree or equivalent professional experience required.
- Certifications: CRRP or CSM designations highly desirable.
- Technical & Analytical Skills:
- Financial & Data Acumen: Strong knowledge of commercial lease administration, budgeting, financial reporting, and CAM/Tax/Insurance reconciliations.
- Software Proficiency: Advanced Excel skills, proficiency in MS Office, and direct Yardi experience preferred.
- Project Management: Tenant improvement project management experience, ability to manage multiple projects and cross-functional initiatives.
- Personal Attributes & Physical Demands:
- Autonomy & Urgency: Critical thinking, self-starter, adaptability, and continuous process improvement.
- Physical Stamina: Ability to walk properties, conduct inspections, lift up to 25 pounds, and access various building areas.
- Availability: Occasional after-hours availability for emergencies, critical tenant issues, and special event activations.
