About the role

As our Commercial Property Manager, you will lead the day-to-day operations and performance of our commercial real estate portfolio, including office, retail, and mixed-use assets. This is a hands-on role requiring proven experience managing commercial properties, partnering with tenants and brokers, and collaborating cross-functionally to optimize asset value.
Responsibilities
- Overseeing daily operations of commercial properties, including maintenance, vendor management, and building systems
- Serving as the primary point of contact for tenants, vendors, brokers, and other real estate partners
- Administering commercial leases, including rent escalations, CAM reconciliations, and tenant compliance
- Coinciding tenant improvement (TI) projects, working closely with contractors, architects, and internal project teams
- Pricing and leasing activity, tenant retention, and occupancy strategy
- Developing and managing operating and capital budgets, including CAM budgets and expense recoveries
- Monitoring rent collections and addressing delinquencies in accordance with lease terms
- Ensuring compliance with applicable laws, building codes, ADA requirements, and company policies
- Maintaining accurate property records, lease documentation, and reporting
- Supporting limited residential property operations as assigned (secondary responsibility)
Requirements
- Minimum 3–5+ years of direct commercial property management experience (office, retail, industrial, or mixed-use)
- Experience managing commercial leases, including NNN structures, CAM reconciliations, and tenant improvements
- Proven ability to manage vendor relationships, contracts, and property budgets in a commercial environment
Qualifications
- Hawaii State Realtor’s License required (Broker’s License preferred)
- Strong knowledge of Hawaii real estate regulations and commercial landlord-tenant practices
- Solid understanding of building systems, construction practices, and applicable codes
- Ability to read and interpret blueprints and construction specifications
- Strong financial acumen, including budgeting and expense management
- Excellent negotiation, organizational, and communication skills
- Proficiency with standard office and spreadsheet software
- Valid Hawaii driver’s license
