About the role
The Commercial Clearance Officer plays a crucial role in ensuring the seamless preparation of files for settlement. Responsibilities
- Serve as the primary point of contact for developers, real estate investors, attorneys, and bankers
- Prepare pro formas and settlement statements according to lender closing instructions
- Congduct closings and provide support before and during settlement
- Review clearance documents to ensure compliance with underwriter requirements
- Utilize expertise to resolve title commitment requirements beyond the clearance team’s authority
- Maintain the GreenFolders system to ensure milestones are met in accordance with company policy
- Finalize TitleExpress and GreenFolders for settlement preparation and deliver complete closing packages to closers
- Prepare files for disbursement by the funding department
- Address client requests and inquiries in a timely manner
- Seek referral business to expand the client base
- Provide coverage for team members as necessary
Requirements
- Minimum of 5+ years as a commercial clearance officer for a title firm
- A high school diploma is required; a bachelor’s degree is preferred
- 2-5 years of title industry experience, ideally with New York transactions, though New Jersey, Pennsylvania, or Florida experience may be considered
- Experience with multiple layers of trust and estate documents
- Familiarity with LLC and bankruptcy clearance documents
- Capacity to manage 60-70 files simultaneously
- Soft Pro experience is preferred

Salary Range: $85,000–$120,000+ / Year DOE
