Certified Occupancy Specialist - Glassboro

Responsibilities

• Maintain occupancy level of 97% or better
• Help develop tenant marketing plans for the property
• Keep track of tenant applications on the “wait list”
• Determine if applicants appear to be income and program eligible
• Make appointments with prospective tenants
• Show available units to prospective tenants
• Prepare leases for occupancy and make initial computation of rent and monthly payments according to authority policy
• Calculate rents for annual and interim re-certification
• Maintain and control confidential files and records
• Affirmatively market the property in compliance with fair housing laws
• Implement the resident selection procedure to ensure adherence to the site’s affirmative fair housing marketing plan and resident selection criteria
• Aid the Property Manager in preparing for all site REAC reviews, Management and Occupancy Reviews (MOR), Investor Site Reviews, and Low Income Housing Tax Credit (LIHTC) Reviews
• Prepare all paperwork for the On-site Property Manager for final approval prior to tenants moving in or transferring to different units
• Update and maintain accurate resident household information
• Submit required company, governmental, or agency reports in a timely manner
• Uphold all Fair Housing principles
• Identify households with income reporting discrepancies and make rent adjustments
• Perform other duties as assigned

Qualifications

Required:

• High school diploma or equivalent
• Minimum of 2 years of property management experience
• Knowledge of property management software
• Ability to manage multiple tasks and meet deadlines
• Strong communication and interpersonal skills
• Proficient in Microsoft Office Suite
