Occupancy Specialist
About the role
The Occupancy Specialist plays a crucial role in managing affordable housing properties in New Hampshire, supporting residents, ensuring compliance with regulations, and collaborating with various stakeholders.
Responsibilities
- Respond to resident communications and assist with identifying supportive services
- Audit property and resident files to ensure compliance with regulations
- Interview and process eligible households for rental assistance and affordable housing programs
- Verify income, assets, and assisted dwelling information
- Prepare lease packages and ensure proper documentation
- Manage the waitlist and resident selection processes
- Process move-ins, interims, and annual recertifications
- Handle move-outs, deactivate fobs, and send security deposit disposition letters
- Foster positive relationships with residents and communities
- Complete ongoing training and follow company policies and procedures
- Collaborate with maintenance team for building and grounds maintenance
- Communicate with internal and external customers and develop action plans
- Improve property revenue and minimize expenses
Requirements
- High School Diploma or equivalent with 3-5 years of affordable housing management experience, or Bachelor’s degree in related field with 1 year of experience
- Certified in CPM, LIHTC, or COS or the ability to become certified within 3 months
- Knowledge of LIHTC, HOME, Section 8, and other affordable housing programs and regulations
- Experience with Microsoft Office and Yardi Breeze Software
- Excellent written, interpersonal, and verbal communication skills
- Valid driver’s license and reliable transportation
Qualifications

- Bachelor’s degree in related field with 1 year of experience preferred
- Certified in CPM, LIHTC, or COS or the ability to become certified within 3 months

- Experience with Microsoft Office and Yardi Breeze Software
- Excellent written, interpersonal, and verbal communication skills
- Valid driver’s license and reliable transportation

Pay
$26 hourly
Schedule
This is a part-time, 24-hour-per-week position. The schedule consists of three days per week, with flexibility regarding which days are worked. The role requires two days at the Franklin, NH Campus and one day in Manchester, NH.
