Centralized Leasing Consultant
About the Role
As the Centralized Leasing Consultant, you will support onsite leasing teams to ensure high engagement with prospects and residents, capturing organic leads. Your focus will include converting phone and online inquiries into onsite tours, following up with prospects, managing the CRM leasing dashboard, generating organic leads, and owning the prospect, applicant, and renewal lifeccles. You will sell the value of the property and neighborhood to build excitement and ensure a seamless experience for prospective residents. Additionally, you will fulfill asset performance expectations through call-to-tour-application ratio objectives and occupancy targets.
Responsibilities
- Utilize sales techniques to sell property value and meet call-to-tour ratio goals.
- Use the Discovery Script to guide engaging phone calls with prospects.
- Follow up with prospects via phone and email to convert leads to leases.
- Generate engaging advertisements on non-ILS channels to attract prospects and create organic leads.
- Own the lifecycle for prospective residents, from initial phone call to lease signing.
- Manage the full renewal lifecycle, including generating and tracking renewal offers and processing executed renewals in Yardi.
- Oversee the classic-to-renovated transfer program, coordinating transfer timing and executing new lease documentation.
- Prepare, distribute, and track lease contracts and welcome letters, ensuring accuracy and compliance.
- Approve application files for applicants and verify income requirements.
- Respond promptly and courteously to resident and client concerns.
- Follow up with prospects post-tour to finalize leasing decisions.
- Maintain strong alignment with the Director of Multifamily Leasing, local Leasing Managers, onsite teams, Revenue Management, and other departments.
- Help curate a culture of learning and ownership among the team.
- Solve problems and achieve goals through immediate resolution and follow-up.
- Exceed goals in the Centralized Leasing Center.
- Assist with outreach and networking strategies to generate local market leads.
- Stay informed about market and competitor conditions to sustain occupancy and implement short- and long-term goals.
- Provide excellent customer service to prospects, applicants, and residents.
- Use property management software to track apartment availability, leasing activities, and resident data.
- Manage lead base via CRM software and complete guest cards.
- Maintain accurate and up-to-date leasing records and reports.
- Contribute to marketing strategies to achieve occupancy goals.
- Develop full knowledge of application processes and screen prospective residents.
- Work closely with onsite teams to ensure alignment.
- Prepare and send weekly leasing reports to senior management.
- Promote and participate in company-sponsored training programs.
- Complete all company-provided training related to accounting, fair housing, marketing, leasing, and customer service.
- Perform other duties as assigned.
Requirements
- High School Diploma or equivalent required.
- Working knowledge of Microsoft Excel, Word, PowerPoint, and Outlook.
- 1-2 years of Multifamily Property Management experience recommended.
- Proficient in Yardi/CRM.
- Demonstrate interpersonal skills and proficiency in business vocabulary.
- Excellent interpersonal, oral, and written communication skills.
- Excellent writing, proofreading, and editing skills.
Schedule
Required to maintain a regular schedule which may include working overtime, weekends, and holidays.

The physical demands include occasionally standing, walking, sitting, using hands, reaching, climbing stairs, balancing, stooping, kneeling, crouching, talking, hearing, and lifting up to 25 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The work environment involves moderate to high noise levels.
