Capital Projects & Contracts (Real Estate) Manager

Responsibilities
- Partner with clients to solve complex business problems and provide impactful advice and solutions.
- Develop lasting relationships with client personnel and further these relationships through quality product delivery.
- Foster a network within the business community and serve as an ambassador of Protiviti in the market.
- Mentor, train, and coach Consultants and Senior Consultants to facilitate the successful completion of project work plans.
- Assess real estate departments to identify areas of improvement and develop and optimize existing processes.
- Analyze financial metrics such as cash flow, return on investment (ROI), cap rates, financing options, and investment feasibility.
- Evaluate, summarize, organize, and interpret data.

- Translate and communicate issues, risks, updates, or challenges to client personnel, including executives and other involved stakeholders.
Requirements
- Demonstrated experience with real estate process such as:
- Conducting market research and analysis to understand trends, property values, comparable sales, and market conditions.
- Identifying potential properties for acquisition, evaluating their investment potential, conducting due diligence, and negotiating purchase agreements.
- Ensuring compliance with legal requirements, zoning regulations, environmental standards, building codes, and contractual obligations.
- Drafting, reviewing, and managing contracts, agreements, and legal documents related to transactions, including purchase contracts, leases, deeds, and disclosures.
- Arranging financing options, securing loans or mortgages, coordinating with lenders, and managing financial aspects of the transaction.
- Coordinating with various parties involved in the transaction, including Managing timelines, milestones, and deadlines throughout the transaction process, including inspection periods, appraisal contingencies, loan approvals, and closing dates.
- Coordinating the closing process, including finalizing documents, transferring ownership, disbursing funds, recording deeds, and completing post-closing tasks.
- Establishing and cultivating business relationships and a professional network, including with senior executives.
- Leading teams including conducting performance appraisals, mentoring and coaching, oversight and review of work, coordination across teams, and understanding how to motivate.
Qualifications
- Bachelor’s degree in a relevant discipline (e.g., Engineering, Construction Management, Project Management, Facilities Management, Real Estate, or related field).
- 5+ years working in Consulting, Real Estate, Project Management, Construction Management, Facilities Management, or related field, either in professional services or industry.
- Proficiency in Microsoft Office suite applications with specific emphasis on Word, Excel and PowerPoint.
Skills
- Confident in assessing real estate departments to identify areas of improvement and developing and optimizing existing processes.
- Motivated to learn and interested in all things related to real estate and capital projects, including the latest trends and developments.
- Experienced with documenting processes through flowcharts, narratives, policies, procedures and playbooks.
- Passionate about building relationships with large strategic clients and providing exceptional experiences for long-term projects in varying time zones.
- Inherent interest in project management and team leadership.
- Positive team culture that fosters open communication among all engagement team members.
- Create development opportunities for others, including participating in the creation and rollout of training, and ways for your team to improve our clients and communities.
- Interest in preparing client proposals and strategies to win new business.

Benefits
The total cash range is estimated from the sum of the base salary range plus the bonus target opportunity. Below is the estimated total cash range for this job. $116,480.00 - $185,920.00
Pay
Starting salary is based on a full-time equivalent schedule. Placement in the range is dependent upon experience, skills and geographic work location. Below is the salary range for this job. $104,000.00 - $166,000.00
