About the Role

Control Solutions Group, Inc., an EMCOR Group company, seeks a Building Management Systems (BMS) Controls Sales Estimator experienced in Building Management Systems (BMS) to join our New York City team. In this role, the BMS Estimator will collaborate with the engineering and sales teams to review MEP drawings and determine the full scope of building automation projects. The position is responsible for developing comprehensive cost estimates—including labor, materials, electrical installation, and panel fabrication—by gathering and analyzing pricing from vendors and subcontractors. Additionally, the role involves managing subcontractor bid coverage, ensuring accurate pricing, and creating technical proposals to meet strict submission deadlines. Experience with controls, BMS, BAS, DDC, Building Automation, Building Management, EPMS, and Energy Management Systems is preferred.

Essential Duties & Responsibilities

  • Work with the Engineering team to learn HVAC and BMS Controls fundamentals to understand BMS and the application of Controls to HVAC equipment utilizing CSG engineering standards.
  • Work with Sales Executives to review MEP (mechanical, electrical, plumbing) drawings to determine the BMS Controls scope of work.
  • Prepare detailed cost estimates using CSG Estimating tools, including equipment counts, electrical installation, wiring, equipment, and itemized breakdowns of labor, materials, and panel fabrication.
  • Gather and analyze pricing information from vendors, subcontractors, and internal resources to develop comprehensive cost estimates.
  • Solicit and maintain communication with mechanical and electrical subcontractors and vendors.
  • Ensure proper coverage from subcontractors on bid day and follow up to ensure bids are received.
  • Confirm that all bids are priced correctly by subcontractors and vendors (e.g., tax‑exempt) and that pricing reflects the correct scope of work.
  • Submit bids and budgets by the bid deadline to mechanical contractors and building owners.
  • Create technical proposals for sealed‑bid packages.
  • Collaborate across functions to manage cost and price factors that influence customer acquisition, retention, and revenue.

Qualifications

  • Bachelor’s degree in Electrical Engineering, Mechanical Engineering, Civil Engineering, Mathematics, or Physics.
  • 2–3 years of estimating experience in Building Management and Temperature Controls.
  • Ability to treat sensitive information with the highest level of confidentiality.
  • Skills and understanding in conceptual estimating.
  • Above‑average proficiency in MS Office, Word, Outlook, Excel, and PowerPoint.
  • Knowledge of estimating software programs.
  • Knowledge of Visio and/or AutoCAD (a plus).
  • Knowledge of CRM and Bid Tracer (a plus).

Compensation

$75,000 to $90,000 per year.
