Building Maintenance Mechanic III - Facilities Management

Responsibilities

  • Maintains various types of building and mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems, Energy Management, and Work Order Management systems.
  • Ensures safe and efficient operation of various types of mechanical systems to include, but not limited to: building, refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems, and follows through to completion any required repairs, maintenance and alterations.
  • Must be able to work independently and be capable of managing contractors, vendors and projects.
  • Participates in skilled maintenance and repair of HVAC systems, electrical, buildings and structures and ensures they are well-maintained, including: boilers, chillers, pumps, heat exchangers, air handling equipment, variable frequency drives, remote terminal units.
  • Leads and participates ceilings, walls, floors, roofs, doors, windows, furniture, framework, drywall, and locks.
  • Ensures maintenance of all systems as required by applicable codes and standards.
  • Logs equipment performance readings as assigned.
  • Ensures that personnel are trained, and supplies are available to keep all structures in good repair.
  • Stays abreast of Building Maintenance Mechanics by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
  • Maintains building components such as ceilings, walls, floors, roofs, doors, windows, elevators, stairways and building interior & exterior.
  • Performs Preventive Maintenance Measures.
  • Maintains inventory of repair equipment and supplies.
  • Logs daily reading of equipment and systems as assigned.
  • Reviews Work Orders daily and complete associated tasks/repairs by Type/Priority.
  • Performs other maintenance duties as requested.
  • Works weekends and different shifts will be required.
  • Responds quickly in the event of an emergency, notifies appropriate personnel, and follows safety protocols.
  • Makes initial determination of how to affect repairs and refers extensive repairs to appropriate technician.
  • Performs job-related tasks other than those specifically presented in this description.
  • Qualifications

    • Minimum of 15 years of experience maintaining commercial/industrial building systems.
