Essential Duties and Responsibilities

  • Maintains and repairs specialized machinery, and/or HVAC equipment, electrical equipment, and plumbing equipment.
  • Inspects and installs parts and/or materials on electrical fixtures and/or machinery.
  • Mets and oversees contractors for general maintenance of the City’s Housing managed facilities.
  • Prepares occupied and vacant units for occupancy by performing basic repairs and maintenance.
  • Inventories and orders materials and parts.
  • Maintains reports and daily logs of work progress.
  • Maintains preventive work orders.
  • Reports for after-hours call backs on a rotating schedule.
  • May perform the duties of Maintenance Supervisor in their absence.

Supplemental Functions

  • Performs other similar duties as required.

Job Specifications and Qualifications

  • Knowledge:
    • Carpentry principles and practices;
    • Plumbing principles and practices;
    • Electrical principles and practices;
    • Applicable local, state and federal laws, rules, and regulations.
  • Licensing and Certifications:
    • Valid North Carolina Driver’s License;
    • North Carolina Limited Electrical License preferred.

Job Specifications and Qualifications

  • Required Skills:
    • Carpentry principles and practices;
    • Plumbing principles and practices;
    • Electrical principles and practices;
    • Applicable local, state and federal laws, rules, and regulations.
  • Required Experience:
    • High school diploma or equivalency and at least six-months of advanced study, with at least three (3) years of relevant experience; or the City may consider an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Working Conditions / Physical Requirements

  • Positions in this class require: standing, walking, lifting, carrying, reaching, handling, kneeling, crawling, pushing/pulling, climbing, vision, foot controls, balancing, bending, crouching, twisting.
  • Heavy: Exerting 50-100 pounds occasionally, 25-50 pounds frequently, or from 10 up to 20 pounds constantly.
  • Incumbents may be subjected to extreme temperature, wetness and/or humidity, respiratory hazards, noise and vibration, physical hazards.
